Beautiful ranchette to enjoy with gazebo, picnic table, hot tub and solar heated pool. Indoors share a large TV game room with foosball, air hockey, desk, guest kitchen and dining space. Laundry always available. The "Cardinal" room, with private attached bath, has a new queen and twin bed. Pets OK. One mile from regional soccer fields. Licensed by City of Modesto so we pay hotel tax on your stay --we may cost a little more but worth it! Horse & art lessons at discount. Great staycation! The space Sports families, visiting workers and travelers can enjoy our unique property on the east side of Modesto--close to town with a country feel. Your private "Cardinal" bedroom has a brand new luxury foam topped queen size bed plus an additional twin bed to accommodate a third guest. A mirrored wardrobe closet and large dresser are available for your use. We hope you enjoy the beautiful antique furniture. Your room entry is through the entertainment room. You will have a private bath room with towels and soaps. SHARED GAME ROOM and KITCHEN A large television is in the entertainment room which adjoins the Cardinal room. This large room includes table space for games and dining. There is plenty of desk and work space. There is an air hockey table, foosball table, and we can even set up ping pong if you choose. There are books and board games available in the shelves. Please make sure that all game pieces are safely returned. The guest kitchen includes stove, oven, microwave, and refrigerator/freezer space. Let us know if you need some kind of dish that we do not have in the cupboards. A coffee maker is available and also tea and hot chocolate. Cereal and oatmeal are available for breakfast. A cat and a small dog may enter the game room. The hosts use this shared room to access the back yard, and for occasional projects. CHECK IN and PARKING We have plenty of parking space. To check in, you can park out front and come to the front door. We will take you to your room and thereafter you will enter and exit privately from the back of the house. We can make arrangements for a late self checkin. You are welcome to enter the gate at the north side of the house and drive back to park near your room. Please close the gate when you will be staying or gone for a time. It is a security against animals entering and a secondary defense if our horses get out. ALLERGY ALERT and PET INFORMATION Our facility is not suitable for people with pet allergies. Our animals do not like to be picked up. If you would like to pet them, give them the chance to choose to come up to you. Do not feed the horses. They can accidentally bite fingers. HOSTS We have lived in the Central Valley for over 30 years and are happy to point you toward activities to do and places to visit. You choose if you want your privacy or to interact with us. We are empty nesters who recently remodeled with an eye to providing a nice place to share our wonderful piece of country next to the city. We also offer our private horseback riding and art lessons at a discount to overnight guests. OTHER NOTES No smoking on our property--not just in the rooms. Construction is currently going on nearby so there may be noise during week days. Guest access Self check in can be arranged. GROUNDS Guests have access to the grass yard, gazebo, pool and shared entertainment room. Please do not enter the chicken coop or horse areas, or climb the fences. Please do not feed the horses. Guests can request to accompany the host at feedings. INDOORS Guests enter the TV/game room through the sliding glass door at the rear of the house. The "Cardinal" bedroom is entered from the entertainment room. Your privately locked suite door is inside this game room. You have a private attached bathroom. There are two bedroom closets, one is marked as personal belonging to the hosts. The kitchen includes pots, pans and china dishes or paper plates. The refrigerator/freezer by the gym room door has space for you to use. However, it is shared with the hosts so please respect our food. Help yourself to condiments that you need and the filtered bottled water in the fridge. Also, help yourself to the push up pops in the freezer on the top right. If you choose to add the breakfast, we will leave yogurt, butter and eggs for you in the refrigerator, and we will do those breakfast dishes. Just leave them on the counter. There is a tea pot or Keurig machine for coffee, tea, and hot chocolate which is available to each guest. The gym room is available while the hosts are home, with your notification that you wish to use it. The door is at the back of the game room near the refrigerator. The laundry room is available at any time. It is located in the hall off of the game room. If doing more than two loads, please leave a tip for cost of detergent. Please do not enter any other areas of the host home without an invitation. We do schedule some classes in the shared entertainment room and will notify you when that space is needed. For short term guests, we try to avoid booking classes while you are here, but longer term guests will need to accommodate the students. During your stay Hosts enjoy visiting with guests and are happy to help with anything needed. Guests are not in the main part of the hosts home but have their own more private space to use. Information is in the rooms and on this site about the local area and hosts will enjoy sharing ideas for activities and sight seeing. You can also book time with the host for private horse or art lessons (at a price discounted for overnight guests). Other things to note We have two rooms listed on AirBnB. If it concerns you to share the entertainment room, please ask if we have another booking at the time that is of interest to you.
