The space The bright and spacious en-suite room is part of a contemporary two-bedroom apartment within a modern development in North Edinburgh. Situated on the 5th floor (accessible by lift or stairs), the flat is ideally located for easy access to the city centre and local attractions, whether by local bus, a short ride-sharing or taxi trip. Guests also benefit from convenient free parking, available in designated bays directly in front of the development or on the surrounding streets. The development is a short distance from the waterfront, with a bus stop about a 5-minute walk from the flat. Regular services take around 35 minutes to reach the city centre, and there is also a direct bus to the airport with a journey time of approximately 30–40 minutes. Set around 3.5 miles from Edinburgh’s New Town, the flat is only a 15-minute drive in light traffic. The En-Suite Room The private en-suite bedroom is modern and functional, with a comfortable king bed, ample storage, smart TV and a private balcony facing the waterfront—ideal for morning coffee or an evening unwind. The en-suite includes a shower, washbasin, and toilet for your exclusive use. Shared Spaces Guests share the living room and kitchen with the live-in landlord (host). The living room features a sofa, smart TV, dining table, coffee table, and a small board game area. It opens onto a second, larger balcony, which offers open views towards the city centre. The kitchen is fully equipped, and guests are welcome to warm up food or do quick, light cooking only (no heavy frying or extensive meal prep allowed). Guest access You will have 24/7 access to this property, without restriction. You will also have access to parking for the duration of your stay.
