Kotuku Cottage in CBD 2 minutes to Ferry and shop

Lovely little cottage. The space This lovely cottage is under tidy renovation at the moment( not effect your stay). Two bedrooms to use. Built around 1915 it is a great example of a bye gone era. The floors are are bit uneven and noisy in places and on a windy day the kitchen chimney rattles a bit. There are still a few drafts to fix up, but does not effect comfort. If you want perfection this is not the place for you. It’s a work in progress and it’s full of charm. All 3 TVs all use a dish tv box and all have chrome cast . If the wind is blowing there may be some dust. Heated lounge,kitchen and bedrooms by a heat pump. The potbelly stove to heat the kitchen dining room and bathroom set ready to light. Limited wood in side . I’m trying to get a balance of reused items to decorate the space. Such a sunny home on a good day. EV charger 1 minute away at 4 Square. Bedroom 1 has queen bed Bedroom 2 has queen bed, king single bed, ( porta cot and bedding on request) Lounge has 1 single bed. Only paid guests may visit and stay. A note on pricing Some people feel that hosts make a lot of money on our listings. Not so here at Kotuku Cottage we charge $110 / $120 + a night + seperate cleaning fee which makes a multi night stay much cheaper. This must cover electricity, gas, rates, insurance, mortgage, maintenance including the gardens and lawns, internet and consumables. Airbnb charge you for using their service ( service fee) and then they charge us a fee also. So there is not much wriggle room on pricing. We have not increased fees for 3 years but it will have to happen soon. The Government started charging GST for which we have no control. Please note that consumables are provided as a starter pack and you are required to top up with your own purchases. Guest access The house has two bedrooms all ready to go. Lounge Front veranda with table and chairs for your morning cuppa Dining room and kitchen( small oven, cooktop, rice cooker, electric frypan, toasty pie maker, George Forman grill) Bathroom glass shower, vanity with a washing machine and laundry tub. The back veranda is for the use of our Tiny house guests ( reopening soon) which may share the driveway and back of property. Other things to note It’s a very old cottage, don’t expect perfection. Uneven floors aged over time. bathroom door sometimes sticks. Kitchen fire chimney a bit rattle in the wind. Because it’s being renovated there a still a few drafts that require fixing. This does not effect your comfort. Pet friendly, but permission must be gained for any pet. Expect a shared back veranda and driveway of property yet still private. Guests in Tiny house may be present especially in busy times. If Cottage guests use the back veranda area they are expected to clean and tidy as soon as finished as this area is mainly for Tiny House guests
