To ensure peace of mind, please consider purchasing Airbnb’s trip insurance or another travel insurance policy to protect your booking. For those traveling to Yosemite in May and June: Please confirm that Tioga Road (the shortcut connecting Yosemite to Mammoth Lakes) will be open at the time of your stay, as we are unable to issue refunds under our strict cancellation policy. Tioga Road typically remains closed due to snow from November through late May. When Tioga Road is closed, it is not possible to drive to Tuolumne Meadows or enter Yosemite National Park from the east. All other park entrances—Highway 120 from the west, Hetch Hetchy, Highway 140, and Highway 41—remain open year-round. You can check the history of Tioga Road opening and closing dates on the Yosemite National Park website for reference. Seasonal Note: Canyon Lodge will open for the 2025–2026 season on December 5, 2025, and will close as a ski lodge on April 13, 2026. After this date, you’ll need to drive or take a free shuttle (about 4.5 miles) to reach the ski area. The Mountain Bike Park opens shortly thereafter—please check with Mammoth Mountain for the latest updates. Additional Notes: • Our property is nestled in a beautiful wooded area, offering a peaceful nature retreat. While we take every precaution to keep the home pest-free, occasional wildlife may find their way inside, especially during colder months. • The water heater has a 38-gallon capacity; multiple or extended showers may result in temporarily reduced hot water. • This is a downstairs unit, so some noise from upstairs neighbors is possible. The complex is otherwise very quiet. • A Transient Occupancy Tax (TOT) of 16% is added to the nightly total, per Town of Mammoth Lakes ordinance (TOML-CPAN-11346).
