Private annex, village setting on edge of Wolds

Ivy House Farm, sited on the edge of The Wolds, has a private annexe, with bedroom, shower, sitting room, patio, parking and area to heat up and refrigerate food. NOT full self catering. Shower room ground floor; bedroom upstairs. NO ADDED CLEANING FEE, except for dogs. Allerthorpe is 5 mins from Pocklington, with local amenities & Pocklington School. Only 25 mins from historic York. Perfectly placed to explore York, North York Moors, East Riding and the Coast. Great walking country! The space You will have your own entrance to your fully contained suite with entrance hall, sitting room, shower room and bedroom with king size brass bed. Pictures call ours a 'half bathroom ' just because it does not have a bath. Please note the shower room with loo is on the ground floor and the bedroom is up the stairs. If you have mobility issues, we regret, this may not be the place for you. You will find tea, coffee, sugar and fresh skimmed milk, a toaster, kettle, fridge, air fryer and microwave but no oven or hob. Basically, equipped for preparing your own breakfast or maybe a ready meal! There is also a dishwasher and a washing/drying machine. To avoid confusion please note we are not set up for full self-catering. NB: if you are bringing your dog there is no outside space to let them loose, but they can be walked in the village and woods locally. Guest access Ivy House Farm shares the driveway with two neighbours and we all have allocated parking spaces, which we ask you to respect. There is one parking space marked 'guest parking' which is for our Airbnb visitors. If you do have two cars then you can easily park the second one on the road outside the gated area. PLEASE NOTE - we are in a rural village with erratic bus service, so not suitable for guests without their own transport. Other things to note We are about 25 minutes outside York. You can easily drive in from Allerthorpe - straight up the A1079 into the city centre, or you can make use of the park and ride at Grimston Bar. Alternatively, you can head east to Beverly and the historic York coastline. You can walk to the village pub in a few minutes and the pretty market town of Pocklington is just over a mile away, with great pubs and restaurants.
