Convenience store, banks, spa, water station, laundry shop and restaurants are conveniently within your footsteps (Ground floor level). Very calm and quiet place to relax yourself with and if you like some fun without going out of the comfort of the room, you can play boardgames like sequence, monopoly and Jenga. Outside, you have the pool, gym, lounge and jogging place. SLEEPING SET UP: Room 1 (en suite bathroom) has a full bed which can ideally fit 2 adult and 1 child. At night, the living room sofa can serve as bed. should you require an additional mattress or roll away bed, do let me know so we can provide it to you. Living room and dining - 3-seater sofa bed; serves as additional sleeping set up at night - Wall-mounted 43" smart TV - Internet with speed of up to 15 mbps - 4-seater table and chair Kitchen - All basic utensils: plates, bowls, saucers, spoon & fork, glasses and cups (set up will be based on the no. of guests in the unit) - Appliances include refrigerator, microwave, electric kettle and rice cooker NOTE that we limit cooking for short staying guests. From experience, it takes time to get rid of the odor from cooking. At times, we get odor complaint from the next guests. As an alternative, feel free to bring in ready-to-eat foods, dine outside or order from 40+ different fast-food and restaurants on foodpanda.ph or Grab Food. Most of these restaurants are in the area. On the other hand, we understand that it can be a bit expensive eating out all the time so for longer staying guests with minimum 4 days, we can provide a small cooking set for free, but by request. Cooking set includes a knife, chopping board, a compatible medium frying pan, a compatible medium pot, cooking ladles and lastly, the single burner induction cooker. Guest access Guest Restrictions – Please read before booking There are 6 swimming pools including 1 Olympic-size and 2 kiddie pools. GUESTS are given access to the swimming pools near Tower 3 and 2 plus the kiddie pools, EXCEPT OLYMPIC SIZE. Olympic size is for exclusive use of grass residents. Guest Pool fee is 150 pesos per person per day, limited to 5 guests, and is payable directly to the Property Management office from 9:00 a.m to 6:00 p.m. If guests plan to swim on holidays when office is closed, sign up has to be done in advance by the Host. Please inform your host in advance if you have plans to swim. Pool fee is non refundable. Gym, basketball courts, badminton courts may be accessed by residents and guests daily for a fee. Guest fee is by standard set to P150/person/day/amenity. Admin office posts the most updated fees. This Apartment is in a residential condominium complex. Some limitations have been set to maintain the privacy and interests of both residents and guests. Parking ONSITE Pay parking within the complex is very limited. Waiting time may range for several hours esp during holidays and at night. OFFSITE Alternative pay parking is at SM North Mall. Please consider the waiting time. Malls are jam-packed with people on weekends. Walk from the Mall parking to the condo may take up to 15 minutes. We encourage you to drop off any heavy belongings at the Apartment lobby first, in case you opt to do the latter. Other things to note It is important that you read the info on our listing especially the POOL restrictions, Security is strict in the property. The condo management requires all Hosts and Landlords in Grass to collect and submit government IDs of all guests prior to arrival. Upon entering the property -- If security asks you to present an ID or Guest Clearance Form as part of the standard procedure, please do so and abide by the regulations. They are strict for our own safety. If you have any concern, special requests, questions, please do not hesitate to let me know. It is very important that we both understand and agree with the condo regulations and our private house rules. For security reasons, I will be asking guest for a clear copy of their govt IDs to secure visitors pass earlier or a day before check-in. Also, for month long stay I need to secured a signed contract between us to avoid unnecessary disputes in the future. Other things to note Prior to booking, you are acknowledging the following: 1. Strictly NO SMOKING in the unit. 2.
