Set on 2.5 acres of prime Lake facing land, our cute and cosy cottage is ideal for 4 but up to maximum of 6 guests. The cottage consists of 2 bedrooms with en-suite bathrooms and a large common living area with a sofa-cum-bed. Upstairs bedroom opens up to a private balcony while the main entrance leads to a large patio with a swing and open air dining. The large, fully functional kitchen is separate from the main house and ensures that guests do not get disturbed while the staff cooks or cleans. The space The Base Price is for up to 4 guests and include all meals during the stay. Additional guests (Max 2 allowed for a total of 6 Adults) will be at Rs. 4000 per person per night. Guest booking must reflect the total number of guest's for each reservation. The entire property consists of the Main Cottage, Main Garden, Driveway, Gazebo, Private Lake Entrance, Farm and Staff Quarters. Guests have private access to the entire property EXCEPT the Kitchen. Simple & Healthy Vegetarian home cooked meals (Lunch, Breakfast and Dinner) are included in the nightly price. Meals will include breakfast (8:30 AM - 10:00 AM), lunch (1:00 PM - 2:30 PM) and dinner (8:00 PM - 9:30 PM). Please note that these meals will be very simple, homemade but hearty so please do not expect anything fancy. Sample menu below: Breakfast: Eggs (Omelette, Boiled or Bhurji), Poha, Toast Butter, Tea/Coffee. Lunch: Sabzi, Dal, Chapati, Rice, Salad Dinner: Sabzi, Dal, Chapati, Rice, Salad *Only Lunch & Dinner available on Check In day* *Only Breakfast available on Check Out day* Meal timings CANNOT be altered and meals will not be served outside these timings. Guests are NOT ALLOWED in the Kitchen. All meals will be served at the Dining Table ONLY. Caretakers will not be able to serve / setup any meals anywhere else on the property like the garden or gazebo. The Dining Area & Kitchen will need to be cleaned and wrapped up by 10:00 PM and the staff will retire for the night. The Kitchen will remain locked from 10:00 PM - 7:30 AM. Check-Out by 11.00 am. Late Check-Out, depending on availability, will be charged at Rs. 1,500 per hour. Confirmation and Payment for the same MUST be done PRIOR TO ARRIVAL. Non confirmed late Check-Out will not be entertained at the property. Main Cottage: The house consists of 2 bedrooms with en-suite bathrooms and a large common living area with a sofa-cum-bed. Upstairs bedroom is a loft with limited privacy which opens up to the living room below in the front (divided by glass) a private balcony on the other side while the main entrance leads to a large patio with a swing and open air dining. The large, fully functional kitchen is separate from the main house (and has its own separate entrance behind the house) and ensures that guests do not get disturbed while the staff enters/exits, cooks or cleans. Please note we do NOT have a microwave in the kitchen. We also have a Saregama Carvaan Portable Digital Music Player with 5000 preloaded songs plus a small CD player with a collection of CD's ranging from ABBA and The Carpenters to Indian Classical music. The upstairs terrace or main patio with swing is the perfect place to relax and take in the magnificent views of Uksan Lake. Main Garden: Sitting to the right of the main cottage, the garden is a large, fairly shaded area where guests can enjoy lying on the grass on a breezy afternoon and take a nap or just enjoy views of the lake while wind chimes ring all around. The garden is also the central area that leads to the driveway / parking lot, lake and gazebo. Driveway / Private Entrance / Private Parking: Leads from the main gate all the way down to the private parking area just outside the garden. Can hold up to 3 guest vehicles. Gazebo: This is our favourite place on the entire property. After waking up from their afternoon nap in the garden, guests can head over to the gazebo to spend the rest of their time all the way into the night. Once you park yourselves on the chair, you will not want to get up for anything! This area has unobstructed views of the entire lake. There are no lights in this area, and we do not intend on installing any lights anytime soon. We strongly advise guests to use our solar lanterns just to find their way to and from the gazebo and once settled in, switch off all lights and just enjoy the beauty. Private Lake Entrance: Leading down from the main garden, a beautiful shaded pathway leads to the banks of Uksan Lake. Depending on the season, there is a small grassy path to relax by the lake, or if it's closer to summer, there are steps leading down to the water's edge. *** Swimming in the lake is not allowed under any circumstances and we do not accept any responsibility whatsoever for any injury caused or loss of personal property. The Kayaks and Row Boats are NOT AVAILABLE FOR GUESTS UNDER ANY CIRCUMSTANCES *** Farm: Leading from the main gate to all over the property, we have small patches of areas where we grow all kinds of vegetables and fruits all year round. Guests are encouraged to walk around and if interested, can be given a tour of the farm by our resident caretakers who can answer any questions guests may have. Staff Quarters: We have 1 extra room in the staff quarter for guest staff ( drivers, maids etc. ) and provision for lodging and boarding can be made only with prior notice and at a nominal extra charge of Rs. 750 per person per night. Important Things To Note: 1. Meal Timings: Breakfast (8:30 AM - 10:00 AM), Lunch (1:00 PM - 2:30 PM) and Dinner (8:00 PM - 9:30 PM) 2. No Pets Allowed. 3. Check-Out by 11.00 am. Non confirmed late Check-Out will not be entertained at the property. 4. The house is full of small and delicate artefacts. Guests are requested to treat the house as their own and be careful to not touch or break anything. Be especially careful if there are any children around. 5. While we may have basic toiletries available, guests are requested to carry their own to be safe. 6. The property is located in a remote area, about 8KM from Kamshet Village Market. Once at the property, it will be a 1hr+ round trip to go back to the market to get anything you forgot, so PLEASE double check you have EVERYTHING you need before reaching the property. Our caretakers are NOT available to go to the market to get supplies. 7. Please note that this is a Vegetarian / Eggetarian Only (No Meat/Poultry/Fish) house and guests are sincerely requested to abide by the same. 8. To help maintain the natural beauty surrounding the cottage, please help us keep the entire property clean & kindly refrain from littering - especially in the garden, gazebo, lakeside etc. It gets very difficult to go around picking up garbage in such a large area. Cigarette smoking is allowed everywhere outdoors but kindly ensure that no butts are thrown / left on the ground. Ashtrays are available in the kitchen - Please use them. 9. Since there is no trash collection in the village, guests are requested to take back all dry trash (Plastics like bottles and food packaging, cardboard, glass bottles, aluminium cans etc) with them and dispose of it responsibly. 10. Be prepared for digital detox. There is NO WIFI and only Jio works for Phone and Data at the property. In case of any emergency, guests can be reached on our caretaker’s number as well which will be provided after booking confirmation. To get a reliable network signal for other network providers, guests will have to walk up to the main road - approx. 500 meters away. 11. Our cottage is cute and cozy. Do not expect anything fancy and luxurious and please enjoy the nature and beauty surrounding the cottage :) 12. Although not a regular occurrence, please note that there will be times when there will be no electric power. This usually lasts less than an hour and rarely happens at night. However, it may go on for longer, especially in the monsoon or during 'Load-Shedding' days so please be aware and be prepared. We have plenty of candles and solar lanterns in the house. We have recently installed an inverter which will power all lights and fans for 24 hrs but will not be able to power the refrigerator or hot water geysers. 13. We have a small fridge for basic food items and a few cold drinks. If guests are carrying more than 12 bottles (Soft Drinks / Juice / Beer / Wine) they are requested to carry an icebox with cooling ice to ensure their beverages remain cold as well as a smaller ice box with drinking ice. 14. Upon prior notice ONLY, guest staff (max. 2 staff ONLY) will be allowed to stay in the extra room of the staff quarter with 3 meals provided at Rs. 750 per person per day. This amount can be paid IN CASH ONLY to the caretakers on site. Please note that guests accept full responsibility for their staff and their behaviour. The staff quarters are in our caretaker's home, and guests are requested to explain to their staff that they will be staying in someone’s house, and to be respectful of the same. 15. Please avoid very loud music throughout the day but very loud music post 10:00 PM is not allowed. Please respect our neighbours and animals :) 16. Please do not leave any food unattended outside on the patio or dining table. Our animal neighbours might come and take away your food and / or cause a mess. Please ensure that all food is packed and stored in the kitchen at all times. 17. Small selection of board games may be available. Please confirm with me at the time of booking. 18. Mats for the garden are available. Please let the caretakers know and they will be happy to assist you with the same. 19. Guests are requested not to carry mineral water in single use plastic bottles. If preferred, guests are encouraged to carry their own drinking water in non disposable water jugs / bottles. If at all there are any plastic bottles, guests are requested to take them back with them.
