It is near Downtown Charlotte, PNC pavilion, University Hospital, Concord Speedway, and Concord Mills. 3 beds 2 baths 50”, 40”,40”smart TVs. The driveway is wide for numerous cars. I have a total of 2 cameras installed around the listing: 1 points down the exterior of the driveway. 1 over the front door - recording 24/7 during reservation. The space The property is updated in a very modern style. It is located near the rail and has a great wooded backyard. This property is not to exceed 6 guests. No alterations requests 24 hours in advance- to cancel reservations. This property does not allow for SMOKING/VAPING/PARTIES OR EVENTS. The maximum amount of guests is 6 TOTAL guests at all times. Three bedrooms with 3 beds. 1 king, 1 queen and 1 full. No events, no parties, no photography sessions. An extra charge of $150 per day per guest, if you exceed the documented guest limit. No refunds for venue changes or cable outages or outages less than 24 hours. There is a $1000 charge for SMOKING, VAPING in the home. Smoking: This includes the use of tobacco, cannabis, e-cigarettes etc. This is a Non-Smoking property. Heat settings over 73f will incur additional charges of $100 unless approved in advance of arrival. AC settings lower than 68F will also incur the same fee. If your stay is greater than 7 days the fee will be $200. The Nest has a range for all guests to be comfortable. If windows are opened the fee is $250 per stay. If a deep clean is required due to windows being open you will also be invoiced for an additional charge. Late check out fee of $150 past 15 min unless approved. Late check out of $250 past 12pm, unless approved. Pets upon approval - $75 charge per pet- cleaning company fee. No exotic animals such as snakes, sugar gliders, rats etc. Pets are not allowed on the furniture or in beds. Service animals are not to be left unattended. $200 service fee for all cancellations within 48 hours. Pet fees are non refundable. If you lock yourself out of the house you will incur all fees. Maintenance staff or myself charge $150 per visit to unlock doors. If a locksmith is called you will call the locksmith and incur all fees. DO NOT LOCK the storm doors when exiting the house. When the door is pulled to, it automatically locks if you leave it in the correct position. EXIT THE Front door. The garage is not used for parties or car parking. The landscaper/extermination company( same Company) has access to the garage for supplies, fertilizers etc. His key is for the side garage door and he does not have a key or access into the kitchen or front door. Leave all windows, doors locked so patio and gutter cleaning does not go into the windows. The landscaping/ extermination company will mow, trim, fertilize clean gutters, check the gas for the grill and spay the exterior with non- toxic sprays to animals or guests. If you have an issue with this notify us in advance or let us know what schedule works best for you. Their time is valuable so please help our workers effectively do their job. For short stays companies come when the cleaning company comes. If the stay are greater than 12 days they may have to do the landscaping when you are visiting. None in the backyard or interior of the house, recording 24/7 during reservation. Guest access All guests have access to the entire house. There are four exterior cameras, two over the garage and one over the front door. One over the side garage door. None in the backyard or the interior of the home. The maximum amount of guests is 6 at all times. $150 per day per extra guest. Late checkout fee of $150 pass 11:15 am.
