The space Long term rent only pls. We don’t offer less than 31 days inquires. 4br/2ba home Fully fenced backyard. Few important notes to be aware before bookings: Nearest park: Stoddard Park Nearest elementary school: Alexander Stoddard. Nearest middle school: Lake Intermediate. Our home is located on 9th street, Anaheim. Nearest intersection: 9th and Katella ave. *The final address won’t be provided until 48 hours before arrival time. Please respect current renters, and do NOT show up in front of this home before your check in date, it will scare the current renters and make them extremely uncomfortable. Nobody likes to be stalked or show up unannounced. The final front door house code won’t be provided until 1 hour before officially check in time. Check in: no earlier than 4pm of the starting date appear on your reservation. Check out: no later than 11am of the ending date appear on your reservation. Camera: we do have them installed in public areas: backyard, front driveway, side gate. This is to protect you and us. No cameras inside the house. Parking: Only park on the driveway. It is safe to park on driveway. We have marking and can park 3 small cars easily, the last car on the left can park partially on the front grass, but do not park entire car on the lawn. City will issue ticket for car who park more than 50% on the grass. - No blocking side walk. - For street parking, please check near by street sign for more information. We are not responsible for city rules regarding your parking. Bed and room arrangements: 4 bedrooms total Sleep 8 adults. - bedroom 1 (master bed): 1 queen bed. - bedroom 2: 1 twin bed + 1 twin bed. - bedroom 3: 1 queen bed - bedroom 4: 1 queen bed Important: the last 2 bedrooms does not have built in clothes closets behind the mirror, they are just mirrors only. The mirror doors can NOT open; they have been secured down and lock for safety purpose. If you try and force to open them, they will break. We are not responsible for body injuries by you trying to open and break the mirrors. Those 2 bedroom has portable closets, please don’t forget to one the mirror, they will break. Bathrooms: *Your 2 bathrooms are: one in hallway and one in last master bedroom. Both of the bathrooms should have some fresh clean towels, wash cloth, body wash, shampoo, toilet paper, hair dryer... Since it is long term stay, we will only provide a “starter kit” as listed above, for all guests, so we do NOT replenish toilet papers, shampoo, body washer, hand wash, bath towels or wash cloth. Please launder the linens, and towels at your one convenience. Garage: no access. It is our private storage for old furnitures. Don’t assume garage comes with the house. We do not rent out our garage. Backyard: will be accessed at least once every 2 weeks by our gardeners. They offer lawn service so they are permitted to enter the yard anytime. If you do have pets, it is important to register with us,m in advance; pay for pet deposit and fee, and coordinate with us in the schedule for our gardeners to enter without letting your pets run outside. Pest control: will be provided regularly; once every 6 weeks to maintain the best standard. This is free service for you and in order to maintain the best standard, please respect them and let them do their job. Update: the latest pest treatment is August 30th, 2022. Next treatment is Oct 15th, 2022. It is very normal to see dead bugs around and inside the house, within 10 days after treatment, it means the treatment is working. Please simply sweep them away. Entertainment: T.V: available for your entertainment w remote control. Large flat screens we TV has thousand of free movies, TV dramas (netflix, amazon video app...). We have preset up either Netflix or amazon prime video (depending on TV model) for you. Other amenities: - Full kitchen and dining space. - laundry facility is available in the backyard inside steel shed. Trash: - Big trash bin and recycle bin are available in the side yard, you are welcome to use it and take your trash there during your stay. Green Bin: Recycles (plastic, glass, cardboard..) Brown Bin: Yard waste (soil, leaves..) Black Bin: Trash or everything else. Pls use appropriate bins to dispose your trash. For longer term stay (more than 6 days) Important: TRASH DAYS: TUESDAY ⁃ please take all 3 bins out to the street by Monday night each week since early Tuesday morning is trash pick up day from 7am - 4pm. Pls take them back up inside the yard after Tuesday evening. A/C, heat, ceiling fan: base on customer feedback, the central AC is not affective to cool down the heat during hottest summer days, starting August 29th, 2022, we will install additional windows AC for your comfort in the following places: - 2 Bedrooms on left hallway (1 of each) - last right bedroom (1) - living/family room (1). Attention: Right bedroom, next to the kitchen, we are unable to provide window AC due to the set up restriction. You can turn on the AC of the bedroom across from it and turn on the portable fan to circulate the cool air. 14/ Check out date: before 11am of the last day appear on your reservation page. To avoid extra excessive cleaning fee, please follow this steps to check out: - IMPORTANT: if you guys decide to move any Funiture items in the home, pls make sure to move all of them back to the original set up as when you receive the house. Our cleaner can NOT move furnitures back by herself as it is harmful for her back and cause injury. If you are unable to move things back as normal, we will be happy to hire mover, with $200 moving fee for any group that changed the set up without moving them back. -turn off everything (electricity, water, gas appliances, AC..) - please take your all of trash out including left over food, drink bottle, cans, cardboard or any other items that don’t belong in our home. Please put them in appropriate bins outside. - treat and wipe out all food stains on counter, on the floor, tables.. - We would highly appreciate it if drop us a message once you check out. Other things to note Central AC has some issue that prevents it to get cold. Blow normal room air temperature. We will have AC tech to come and check the unit. If he cannot fix it the same dayD we will plan to have window AC units installed in the following areas from Sept 1-Sept 3rd. 4 window AC units: - 3 bedrooms that have windows, (2 on the left and last one on the right) - kitchen and living room will share 1 large window AC. Important: The last bedroom (queen size bed) won’t have window AC due to installation restriction. Don’t book if you don’t agree with the AC condition. No garage available for renter anytime, we do keep it as our storage area. Security cameras are installed in public places outside and around of the house for your safety.
