Welcome to Guest House Number 10! I host you in a large 120-square-meter vintage apartment on the 5th floor with an elevator. The kitchenette and dining room are common areas where you can enjoy breakfast (included!). You will find fast fiber Wi-Fi everywhere. For your comfort: portable air conditioners in summer and heating in winter. The location is strategic between the Colosseum and Metro A. Thanks to the Self check-in you will have maximum freedom of arrival. The space THE BEDROOMS The Guest House has 3 bedrooms, each with different characteristics: Gloria Room (16 sqm): It is the largest, with a standard double bed (160x190). It has a special design: the sink and shower (with frosted glass) are visible inside the room, while the bathroom fixtures (toilet and bidet) are located in a separate room with a door, to ensure the right privacy. Lola Room (10 sqm): More cozy, it has a French double bed (140x190) and a private bathroom complete with a shower. Victoria Room (14 sqm): Equipped with a standard double bed (160x190). Please note: The bathroom is PRIVATE and for EXCLUSIVE USE (not shared), but it is located OUTSIDE the room (in the hallway, about 5 meters from the door). It is equipped with a shower stall and a toilet/bidet. In all rooms you will find bed linen, as well as extra blankets and pillows. THE BATHROOM (AMENITIES) In each bathroom you will find a complete set of towels per guest (large, medium, small), shower mat, hairdryer, hand/body soap, shampoo, conditioner, and toilet paper. COMMON AREAS (SHARED) In addition to the room, you will have access to these areas shared with other guests: Dining room: A room dedicated to breakfast or meals. Here you will find a refrigerator with freezer and breakfast corner with capsule coffee machine (Nescafé Dolce Gusto), milk frother, kettle, toaster and microwave. Kitchenette: A separate room for cooking, with an induction hob (2 burners). You will find pots, pans, colanders, utensils, plates, glasses, and cutlery. Basic condiments (oil, salt, vinegar, single-dose lemon) are included. COMFORT AND TECHNOLOGY Wi-Fi: High-speed FTTH fiber with coverage throughout the apartment. Air conditioning: Each room has a portable air conditioner (connected to the window) for the summer, which can be managed independently. For the winter, the apartment is equipped with central radiators: ignition times and temperatures are regulated on the basis of the ordinances of the Municipality of Rome. TV: HD Smart TV in the room for your personal streaming services. Office: Wi-Fi printer/scanner available in the hallway. BREAKFAST To start the day well, you will find a rich supply of products every morning (with daily replacement). Drinks: Coffee, tea, juices, milk, yogurt. Sweet and Bakery: Brioche, pancakes, rusks, cereals, bread (toast/brioche/wholemeal). Spreads (single servings): Nutella, jams, butter and peanut butter. To garnish: Honey and maple syrup (bottled). For specific needs (upon advance request): In case of intolerances or special diets (e.g., lactose intolerance, celiac disease or vegan diet), please let me know before arrival: I will provide you with suitable alternatives (e.g., gluten-free, lactose-free or vegan products). Guest access SCHEDULES AND LUGGAGE The room is ready for you from 3:00 p.m. If you arrive early, I offer a free luggage storage service from 11:00 a.m.: you can leave your luggage, pick up the keys, and start exploring Rome while we finish cleaning. EXTRA SERVICES (upon request and subject to availability) If you need to move up the standard schedule, I can offer you these additional options: Advance Luggage Deposit: - Access before 10:30 a.m.: Surcharge of €10.00 - Access before 9:30 a.m.: Surcharge of €15.00 Early Check-in (Room ready): - Access from 2:00 p.m.: Surcharge of 10.00 EUR - Access from 1:00 p.m.: Surcharge of €15.00 - Access from 12:00: Surcharge of 20.00 EUR Note: All extra options must be requested in advance and confirmed by me, as they depend on the technical cleaning times and the departure time of the previous guests. CHECK-IN AND KEYS Check-in is in Self mode (autonomous). I will send you detailed instructions 48 hours before your arrival. You will find the keys to open the door, the apartment and your room, so you will be totally independent. I kindly ask you to inform me of your expected arrival time a couple of days in advance to better organize myself. LATE NIGHT ARRIVALS (Late Check-in) Standard check-in ends at 1:00 a.m. For arrivals after 1:00 a.m., the following surcharges apply: - From 01:30 to 02:30: 20.00 EUR - Beyond 2:30 a.m. to 3:30 a.m.: €30.00 Important: Arrivals after 1:00 a.m. must be requested in advance and are subject to my authorization. Note: If the delay beyond 1:30 a.m. is caused by delays in transportation (plane/train) not attributable to you, I will not apply any surcharge. In this case, I will only ask you to provide me with the flight or train number for verification. During your stay I will not always be physically present in the apartment, but I remain at your complete disposal to accompany you throughout your stay. If you have any needs, questions, or even just for advice on where to go for dinner, I am always available and respond quickly via Airbnb chat or by phone. Other things to note EXTRA SERVICES AND CLEANING I clean the common areas and replace breakfast products on a daily basis. - Room cleaning: It is carried out daily (if requested by 12:00 p.m.). - Towel change: On request (every 2 days) for stays of at least 3 nights. - Change of sheets: On request (every 3 days) for stays of at least 5 nights. For long stays or extra needs, additional linen changes are available (laundry fee): - Bed linen (sheets + pillowcases): 5.00 EUR - Large towel: €2.00 each. - Medium towel/mat: €1.50 each. - Small towel: €1.00 each. HOUSE RULES Smoking: Smoking is strictly forbidden in the room, in the apartment, and throughout the building (including electronic cigarettes). As indicated by the signage in accordance with the law present in the structure, the penalties provided for (from €27.50 to €275.00) will be applied to offenders. Pets: For hygienic reasons, I cannot accommodate pets, except for service dogs. External guests: For public safety reasons, it is forbidden to let people who are not registered in the reservation into the house at any time. CONDOMINIUM RULES The apartment is in a quiet residential condominium. Please respect the neighbors' peace and quiet by avoiding loud noises, especially between 2:00 p.m. and 4:00 p.m. and 10:00 p.m. and 8:00 a.m. Important: When using the elevator, always make sure to close the manual external door properly, otherwise the system will lock, creating discomfort for all residents. TOURIST TAX AND DOCUMENTS Accommodation Tax: The Municipality of Rome's tax is already included in the total and managed directly by Airbnb. Registration (Alloggiati Web): As required by Italian Law (Art. 109 T.U.L.P.S.), I am required to register all guests at the Police Station. I will therefore ask you to send me a photo of a valid document of all guests before arrival (Passport for non-EU citizens; Identity Card or Passport for EU citizens). Note: Your data will be processed exclusively for this legal obligation.
