The Wild Woodpecker is one of 11 cottages at Patty’s Barn, our family-run coastal retreat in Cockerham, just south of Lancaster. You can walk straight onto the coastal path and enjoy sweeping views across the salt marshes and unforgettable sunsets. Sleeping up to 7 guests, it offers a bright open-plan living and dining space. The ground floor includes a double and twin bedroom with a shared bathroom featuring accessible shower facilities, plus an upstairs ensuite room with a single bed. The space Included in every stay: games room with pool table, table tennis and air hockey; gym; playing field areas with football and rugby goals, swings, coastal path from the doorstep; nature trail through our private woodlands and pond areas; two 3-acre fishing lakes, plus, plenty more nooks and crannies to explore. Available as optional add-ons wood-fired hot tub (see hot tub note below) and two group spaces with open fireplace and catering kitchen and dedicated retreat space (contact us to add to your booking). Land + Sea is our on-site experience offering and runs fire cooking sessions, foraging walks, community gatherings and workshops throughout the year. The site sits directly on the Morecambe Bay sea wall at Cockerham. Lancaster city centre is 10 minutes north. Morecambe is 15 minutes away, the Lake District is 30 minutes, and the M6 is easy to reach. It is a good base for walking, cycling, birdwatching and exploring the Lancashire coast. Booking as a group? We have 13 properties on site, two group dining rooms, an open fireplace, a catering kitchen and a dedicated retreat space. You may also like to book on to one of our events during your stay and can do so by searching Land and Sea Lancaster. • HOT AND COLD TUB - PLEASE READ BEFORE BOOKING. Enjoy our wood-fired hot tub as an optional add-on during your stay. The hire fee is £35. This is a self-service experience . We provide the firewood, but you are responsible for heating the tub yourself by adding logs throughout the day. The water takes approximately 5 hours to reach temperature, with logs needing to be added roughly once an hour. When you book, you are booking the hot tub for one specific day of your stay, not your entire visit. Important We only have one hot tub on site, so availability is limited. To secure your booking, you must contact us and confirm the specific date you wish to use it. Please give us as much notice as possible. Until you confirm a date with us, the hot tub is not booked. • We can provide travel cots and high chairs to guests on request. • We operate a honesty box for kiln dried bags of wood at £7 per bag if you would like a fire pit. Charcoal must be provided by you. • We do not allow dogs on this property. • We have a laundry room on site for washing and drying, this is coin operated and is £2 per cycle.
