The lush desert yard is alive with quail, jackrabbits, roadrunners and showcases a variety of native cacti, flowering desert plants and joshua trees. Many guests say the outdoor areas are “absolutely gorgeous,” a private vantage point for some of Joshua Tree’s most "incredible sunsets" viewed from up high by the fire pit lounge. Just down the street via a “3 minute walk to the Friendly Hills Trailhead” you can enjoy a free 1.8 mile hike loop with no crowds and allow dogs. There is also well loved "outdoor shower in the boulders". We have two locked utility closets in the tea room that are not open to the guests. Other things to note - Landscaper: Tuesday between 8am-1pm - Hot Tub: Tuesday and Friday between 11am-4pm - Pest Control Every second Wednesday of the month between 4:00pm- 6:30pm - Propane Scheduled as needed; no set date SMOKING: Smoking is NOT permitted in the Property under any circumstance. Smoking is allowed outside as long as butts and ashes are not left behind. Discard the butts and ashes in the outside garbage after extinguishing. Do not throw butts on the ground (including the fire pit) or bring them into the house. If there is any tobacco or marijuana smell in the home after your departure, there will be a minimum $500 and up for smoke remediation. PETS • Allowed as long as the applicable pet fees have been paid. The fee is $150 per pet, 3 pet maximum. Unauthorized occupancy of pets will result in immediate eviction and loss of all rents and deposits. If discovery of unauthorized pets is made after your departure, a penalty of $100/day plus any additional cleaning charges will be assessed. If you are given permission to bring a pet the following rules must be followed: • No pets on any furniture or bedding. • All waste must be picked up and placed in the garbage cans tied securely in trash bags. • Pets should not be left unattended in the home unless crated. NO PARTIES or EVENTS - if unsure what qualifies, please ask. Fines will apply without compliance. Maximum occupancy is 6. Any additional day guests must be approved. LIABILITY WAIVER - By making your reservation you and the other members in your party as THE GUESTS agree to release THE HOSTS from all liability, including financial responsibility relating to injuries & personal property damage that may occur during your stay. You understand that using the hot tub, hiking and climbing anywhere on the property is at your own risk and that special risks may be involved with using the hot tub and hiking and/or climbing. You accept full responsibility for any bodily injury arising while on the property and hold owner harmless. INDEMNIFICATION & HOLD HARMLESS While Property Operator and its Property Owners strive to maintain Rental Properties in the finest condition, no guarantees, expressed or implied, are made regarding suitability or for any particular purpose. All Guest(s) and their invitees use the Rental Property structures and premises at their own risk. Property Operator and its Property Owners shall not be held liable or otherwise responsible in any way for injury to any Guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said Guest(s) and/or invitees, or by the failure of structures, appliances, (including hot tubs and BBQs) furnishings, and/or other equipment, whether by malfunction, misuse, acts of God/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the Rental Properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the Rental Property and/or its contents. Property Operator and its Property Owners shall not be held liable nor otherwise responsible in any way for allergic reactions to Guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the Rental Property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment.
