ON THE TRUCKEE RIVER right in the historic downtown area, our little place is a 2 block walk to restaurants and shopping. You’ll love our place because you can sit inside or in bed and watch the river flow by. It's a peaceful place, new and modern, private and the middle of it all. It's not just a place to stay, it's a destination. QUIET people only please. We have a firm sofa sleeper. we have a couple of other mattresses we can bring in if you prefer a softer bed. The space Unique Riverfront Retreat in Downtown Truckee A rare find on the Truckee River, our guest suite is just steps from downtown. Built in 2017, it's clean, modern, energy-efficient, and full of light—a cozy, peaceful retreat in a vibrant mountain town. Tranquility First We welcome mellow, respectful guests. This is a sanctuary, not a party spot. Please keep noise to a minimum, especially after 9:30 PM. While the suite is insulated, loud voices—especially outside—can carry. Sleep Setup The main room features a queen-size American Leather sofa sleeper (not leather!) with a firm, foam mattress—spring-free and supportive. Most guests sleep well, but firmness is subjective. We also have softer mattresses upon request. We’re happy to make the bed up before arrival. Just note that with the bed out, lounge space is limited. Bedding is in the trunk coffee table; pillows are in the hall closet. Kitchenette Essentials While there’s no stove or oven, you’ll find everything for simple meals: Kettle for coffee/tea (coffee, tea, sugar, cream, honey provided) Plates, bowls, utensils, glasses Mini fridge + Freezer Microwave BBQ grill on the patio (feel free to use!) Comfort & Warmth Hydronic in-floor heating keeps the suite cozy all year round. Nearby Adventures, bike path down the river just a block away Northstar: 10–15 min drive Palisades Tahoe: ~20 min Lake Tahoe: ~20 min A Few Things to Know Bee Hives: We keep a couple in the backyard (east side). They’re far from the guest area and rarely visible, but if this concerns you, this might not be the right fit. Privacy: The suite is a separate bedroom in our home that's locked off with its own private entrance and river-facing sliding door. The interior connecting door is locked during your stay to ensure your privacy. Train Noise: We're nestled between the river and train tracks. Trains pass at irregular hours—some guests find it soothing, others more noticeable. If you're noise-sensitive, please consider this before booking. Cleanliness Matters We take pride in keeping the space spotless. Our cleaning fee reflects the care and time we invest in preparing for each guest. Guest access You will have access to the river right out the back door. Great for fishing or just hanging out in a couple of chairs we have down there. Private entrance and a small somewhat private back patio. The apartment is actually our 3rd bedroom and connected to our home. We have put in extra sound insulation so it's pretty quiet against normal indoor sounds. We hope to attract only mellow guests that keep the volume down so it's just more peaceful for everyone. It's a family neighborhood so we really encourage peaceful guests that are quiet, especially after 9pm. Please don't book if you want to be loud or party. The back patio has a little table out there and a few chairs. It's somewhat private but not totally because the house is in a neighborhood. There is a natural sloped dirt path to the river with chairs at the rivers edge. The parking is next to the road and pretty level. That being said, in the winter time, it can be snowy. The road is usually plowed pretty well but this is still the mountains. In the winter, you are best off with a 4-Wheel Drive or All-Wheel Drive vehicle. Some people use chains. Sometimes even when you don't need 4-Wheel Drive in town, you may still need it to get to the Ski Areas. The parking is directly in front of the pathway to the place which is on the right side of the home. Please park on the gravel just to the left of the neighbors paved spot. Make sure to leave the paved space to the right for our neighbor. Other things to note Small private studio: Please note it's a small studio, it's actually our 3rd bedroom that has it's own entrance. When we host guests, we lock off the interior door so the guests can be ensured privacy for their entire stay. Sheets and bedding: The sheets and duvet covers are 100% cotton. In addition to the sheets, we wash the duvet covers after every guest. Noise: You will hear the river and train sounds more so in the summer because you will want to have the windows open. Most people like the sound but some people say it interrupts their sleep. Please don't leave us a bad review if the train sounds bother you. Storage: There are 2 small closets inside. Iff you have a fancy bike, we can keep in inside the garage for you if you like. Mellow please: We would like our guests to be pretty quiet on the property, and in the evening to quiet down by 9pm. The apartment is attached to our home and the neighboring home is not far away so if you could please be mellow and keep the volume down that would be greatly appreciated. Restaurants and shops nearby: The good news about that is that if you want to go and party it up, the restaurants and bars are just a couple of blocks away and then you could come back to your little sanctuary on the river. In Truckee there's a 13.25% tax that we pay. We have calculated these into the amount we charge you so you won't have to pay that on top of the Airbnb Invoice.
