Description
The house is located at the heart of the small mediaeval town of Roccatederighi, at 537 m above sea level, with a panoramic, uninterrupted view overlooking the Maremma plain all the way to the sea. It has three floors, accommodates 6 persons, has a large kitchen and a spacious living room with top quality finishes. The space The house is on three floors. The kitchen is on the ground floor: it features a four- hub gas cooker, an electric baking oven (EU Energetic Class A), a fridge (EU Energetic Class A++), a pressing iron and an ironing board, and it is fully equipped with pots, pans, cooking tools and complete kitchen and dinner sets (cutlery, plates, trays, cups, glasses). The kitchen is accessible from outside the house. On the floor right above is the living room featuring a large fireplace, accessible from the kitchen through an inner flight of stairs or direct from outside the house. From the living room we access: 1) a large bedroom featuring a double bed with a wood slate base and a latex foam mattress, a three-door- wardrobe, two bedside tables, a mirror and a suitcase stand. 2) a small bedroom containing two wooden slat base twin beds with latex foam mattresses, a two-door wardrobe, a bedside table between the two beds. 3) a bathroom fitted up with shower, basin, bidet, WC and a bathroom cabinet. 4) an inner flight of steps leading to the top floor, on which are: a large room with a panoramic view containing a big table, a sofa, two armchairs, a two-metre- long movable table on swivel casters on which you can place your own ICT equipment (not provided in the house) and a TV set LED 32 (featuring VGA and USB connecting ports, also usable as PC monitor). This room also contains a double airbed. A gas stove is used for heating (only in the cold season) and hot water. The heating system is regulated by means of a thermostat situated in the landing between the bathroom and the small bedroom. Tap water from the local water supply system is perfectly drinkable. Guest access Guests are kindly requested to inform me well in time about their arrival time for me to organize their reception. On their arrival, guests are required to show me their ID’s or passports, so that I can forward their identity details to the authorities as evidence of their presence in my house. This procedure is a legal requirement here in Italy, in conformity with the Italian public security laws and regulations. Other things to note You can only reach the house on foot; private cars are not allowed into the old town, as most of Roccatederighi’s mediaeval alleyways are far too narrow for average-size autos to circulate. In the kitchen you will find a luggage trolley and a shopping trolley. House regulation This is a non-smoking house Pets are not admitted Parties and events are not permitted Check-in time: 3:00 - 9:00 pm The house is at your complete disposal with all amenities and equipment it features. Your are only kindly requested to observe the same rules and criteria you would apply to your own home when using the facilities we provide you with. Therefore, please feel free to consult all of the useful tourist literature you find in the house (guide books, maps, leaflets, etc.) and then make sure that this information service is also available to those who will be living in the house after your departure from Roccatederighi. Should you, in the course of your stay in the house, come across any object you would like to purchase, you’re welcome to ask me about it via email. Whenever possible, I will get you in touch with the supplier of the object you intend to buy. Please report to me whatever in the house has fallen short of your expectations in the course of your stay at Roccatederighi. I will be grateful to you for any suggestion helping me to improve or upgrade the quality of my house and make your future stay more comfortable. Please be aware that owing to the presence of stairs connecting the floors, the house is not suited to users with mobility issues. Despite the house being situated in a quiet spot, the bells of the nearby San Martino church are quite loud. The house does not have parking facilities. The closest car park is in Piazza Garibaldi, which is limited in size and often full up. Further afield, along the Via Roma and in front of the Residence Il Ciliegio more car spaces are available. Limited services: There is no guarantee of a good mobile network coverage in the area. Therefore you are best advised to contact you mobile phone providers is you wish to make sure that you have satisfactory coverage for your mobile phones. Cancellations. This host utilises Flexible Cancellation Terms and Conditions - 100% refundable. Cancellations can be effected up to 24 hours prior to your scheduled arrival in order to obtain a 100% refund. If cancellations are effected within 24 hours prior to your scheduled arrival, the first night’s stay, with the exception of booking costs, is not refundable.
