Description
'Top of the Hill House' is a 120-year-old rural farm cottage situated on our hobby farm at the top of a hill in Goorambat, surrounded by stunning views of the mountains, just 15 minutes' drive from Benalla. This rustic cottage has retained many of its original features, is clean and comfortable, and faces east so that you can see the superb sunrises. It is a perfect rural retreat for couples, families or small groups...and we also have a pool you can use in summer! We have solar panels too. The space The farm cottage is situated at the very top of a hill, surrounded by farmland and boasting 360 degree fabulous panoramic views, incorporating stunning sunrises and sunsets. It is a separate self-contained building next door to the main farmhouse and is a perfect rural retreat for people looking for a short getaway, or to enjoy the silo art trail, local wineries and nearby gourmet region, Winton Motorway and Wetlands, as well as being central to the Ned Kelly region. It sleeps a maximum of 5 guests, although for adults the living area would be more comfortable for 4. We also have Netflix/Prime TV - so you can watch movies, sport, and much, much more if you want a cosy winter evening curled up by the wood-burning stove or to cool off from the summer heat outside. As it can get very hot and dry in the summer months we have a strict No Smoking policy anywhere on the farm, but we have a beautiful above-ground unheated pool to cool off in instead (which you will share with us) to use December-March, and there are plenty of beach towels and sun loungers for you to use. We also have a number of animals - dog, chooks, a cockatoo, plus lots of wildlife, and you may see (and hear!) flocks of Galahs or Cockatoos, fairy wrens, wedgetail eagles, or you may hear a pobblebonk frog on the garden pond. FEATURES OF THE FARMHOUSE * Original 120-year-old features throughout, including architraves, sash windows and pressed tin ceilings. * Extremely peaceful area - very little to hear except birds, animals and the occasional farm vehicle. * 1 Queen Room with split system air conditioner and ceiling fan. * 1 Double Room with split system air conditioner. * 1 Single Room with split system air conditioner and ceiling fan. * Fully equipped kitchen with fridge/freezer, microwave and gas stove. * Pod coffee machine with a small selection of pods (Aldi version, if you are bringing your own extras!). * Tea, instant coffee, milk and sugar provided...plus a drop of locally produced port if you would like to try it. * Ample parking. * Wood heater, with one basket of firewood provided (winter only). * Netflix TV with various other packages too - lots to choose from. * Above-ground Swimming Pool (unheated) with beach towels and loungers provided, can be used December-March. * Own BBQ., (not to be used on Total Fire Ban days please). * Carpets in all bedrooms, original Baltic pine floorboards throughout the living areas. * Electric blankets on all beds. * Laundry complete with washing machine, iron, washing powder, pegs, etc. * Complimentary eggs or garden produce when in season. As we are on a septic tank system, please ensure you do not flush anything other than toilet paper down the toilet, as it will jam the pipes and is very expensive to get unblocked. There is a sanitary bin provided for towels, wipes, nappies, tampons, etc. We also recycle as much as possible, so ask you to separate into the relevant bins in the kitchen. Please don’t put any bags of rubbish outside the door, as foxes are likely to rip them open. Guest access We are a small 65-acre hobby farm - guests are welcome to access most areas except the main farmhouse. Walk around the paddocks, enjoy the views, but please leave all gates open/closed as you find them. There are likely to be horses and/or cows in the paddocks, so do bear that in mind if you choose to walk there. Take care in the summer - there may well be snakes, especially where there is long grass! Please do not allow children to climb on any of the farm equipment and keep them out of the sheds where there are a lot of dangerous items. Other things to note Please let us know your approximate arrival time - check-in is from 2pm onwards, but as we are on an unlit road we recommend arriving before dark if possible - we can leave a light on, but we're quite a way (at least 5km) from the nearest street light. Check-out is 11am, giving you a chance for a last swim or movie before you leave! Our air conditioners are all reverse cycle, so we ask you to keep the doors and windows closed whilst they are switched on or they just won't cool the place down. They are highly efficient when used correctly, so don't worry! Keeping the windows closed will also keep out the flies. Due to being in a drought area, we ask that you are careful with water usage - we only have what we collect from the roof. Little things such as turning off the tap when cleaning your teeth, or keeping showers short, can save many gallons of this precious resource.
