Liability Waiver: RULES: By making a reservation through the AirBnB system for our listings, you and your guests hereby agree and acknowledge that everyone involved has fully read, understood and agreed to the rules listed herein. Further, you authorize AirBnB to collect from your security deposit (or those without a security deposit, you authorize AirBnB to collect from your payment method supplied) the FULL and un-depreciated amount of any extra services and/or damages: 1. Guests. Only those listed on the reservation may sleep at the premises. By having an illegal guest, you subject your stay to immediate cancellation with no compensation or refund. Illegal guests also subject to US$25 per day or night fee per person. 2. Smoking. Smoking is allowed ONLY OUTSIDE. An ashtray is provided. If it is found that smoking occurred inside the premises, there is a US$500 cleaning fee for breaching this condition. 3. Parking. Park in designated area in driveway: left side. 4. Stairs: You understand that there is a flight of stairs to access the room, and acknowledge that you are physically fit to employ such. 5. Illegal activity. No drugs, whether legally prescribed or not = they are not allowed. Those who violate may have their stay immediately terminated with no compensation for remaining nights. 6. Surveillance. We have outside surveillance cameras on the premises for security purposes. If you do not like surveillance cameras, please stay somewhere else. Cameras cover exterior walks and entrance/exit doors. No cameras are in the unit itself - bedrooms or bathrooms. Cameras are used in accordance with local laws. We are not watching you; it is only used if there is a security incident. 7. Damages. If you damage anything in the house, you must pay for it. If you get blood, fluids, wine stains on anything it must be cleaned, if our cleaning crew cannot get it out, it must be professionally cleaned. Bed Sheets must be replaced not cleaned. You agree to compensate full price of such. 8. Locks. The bedroom has a lock employable when someone is in the room. We are not responsible for any valuables of yours. We do not enter the room while you are renting it. 9. Cooking / Kitchen use: Kitchen amenities are not available with this rental. Coffee service is provided in your room. 10. Common spaces. The Fire Pit, Horseshoe Pits, and the Seasonal Pool and patio areas are common spaces and free for you to use. You understand that swimming in the pool is at your own risk and that special risks may be involved. You accept full responsibility for any bodily injury arising from swimming and hold owner harmless. You understand there are potential dangers that swimming may present to persons who are not carefully supervised, as well as the danger to any person swimming, if a person has health risks, or if a person swims while intoxicated or using any kind of drugs or medication, or while pregnant. You understand that the property is paved with bricks with slight slopes and that the area is not level terrain. You understand that there are risks involved in using the Fire Pit, and the Horseshoe Pits. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party and/or their guests. You agree to waive any claim whatsoever against owner for accidents or claims arising from use of the property and/or its amenities. 11. Cleaning fees. Cleaning fees are in place to discourage one night stays and give cheaper daily rates. 12. Check-in/out policy and access. Check in 2pm / Check out 2pm. Access is electronic through the front door allowing you the ability to come and go as you please. Typically our check in and check out time is flexible to meet your needs. Just ask through the AirBB platform. 13. Extra charges. Extra charges may be agreed upon by you in Airbnb messenger. Hence if a charge is applicable we will send an authorization request form through Airbnb. If you do not accept, you agree to allow Airbnb to use the communication form to charge you for applicable charges. 14. Room Viewing. We do not allow viewing prior to your booking. The pictures online are descriptive. If you have to view the premises first -Please find accommodations elsewhere. 15. Parties/Extra Guests. NOT ALLOWED. Violation is US$25 per person per day. Parties will result in your immediate cancellation with NO REFUND FOR UNUSED NIGHTS and NO COMPENSATION GIVEN TO YOU. 16. Leaving Early. No compensation will be given if you leave early. 17. Sex. Be considerate, be reasonably quiet, and do not have sex if you will make a mess. Bloody sheets MUST be replaced, not cleaned and you will be charged FULL PRICE. 18. Excess cleaning. There may be excessive cleaning fees if you leave the place in a mess. Rates are US$50 per hour per person and will be charged to your Airbnb account. 19. Bed sheets/Beds/Household items. You understand that the items in the house are not new and have been used before. 20. Pool. By booking with us you agree to not swim while intoxicated or otherwise impaired. You acknowledge that there is no life-guard on duty and use of the swimming pool and swimming platform is entirely at your own risk. See also #10. 21. Smoke Detectors. There is a smoke detector in the main hall. There is a carbon monoxide detector in the main hall. IF the batteries are low, they might beep slowly versus an emergency would beep faster. By booking you acknowledge that you understand how smoke detectors and carbon monoxide detectors work. 22. Fire Safety Ladder: There is a Safety Fire Ladder located in the closet for emergencies. It is used by hanging it out the window. I occasionally set off the fire alarm while cooking. I will inform you if that is the case. If I do not inform you, assume the fire alarm is real. 23. Mail. Absolutely no mail allowed to be sent to the premises. Do not register your car, insurance, work, social security or government assistance or anything at our address. DO NOT USE OUR MAILING ADDRESS. 24. Pets. NO PETS ALLOWED 25. Liability. You agree we are not liable for any injuries you may have on the property. We are not liable if an act of nature occurs either, such as a tree falls on your car or yourself. 26. Car/Insurance/License. If you have a car on our property, you must be legal with a valid license, insurance and legal plates. If you have a DUI (or any alcoholic related violation) on your record, you are not allowed to have your car on our property. 27. Contacting Us. Please contact us through AirBnB messenger. Sometimes phones are off, it's late, or whatever the reason is. We may not be able to take your call or messages if it is late. Response time is generally fast but the AirBnB time to respond to your messages is 24 hours. So please be patient!
