Spacious, comfy private home with plenty of living space, incl an expansively decked & secure rear yard. The house is furnished for your comfort, including well equipped kitchen, plenty of seating for 10 guests, BBQ, & Wifi. 4 bedrooms sleep 8guests, +sofabed in the loungeroom for 2 extra. There's a cot set up, & a PortaCot is available on request. The area is quiet & peaceful, with lots of local options from nature to adrenaline. The space Our home is ideal for family groups, friends, business groups, or anyone looking for accommodation that's more comfortable & private than staying at a hotel. There are 5 steps to the front entry, with the house on a single level. A sensor light ensures you’ll have no trouble entering the house. Our home has 4 living areas - The Lounge room has a 2seater sofa & 3seater sofa bed. The Living room contains a 3seater couch & 2 recliner chairs, Smart TV enabled with Netflix & YouTube apps (for use with your own Netflix & YouTube accounts), DVD player & PS2 console (byo games). The rear yard is secure & fully decked & we’ve provided a gas BBQ & large outdoor table with 10 chairs for your leisure. The Games room is accessed from the rear yard via an outside sliding glass door. There’s a 2seater couch & some stools as well as a ping pong table with net, bats & balls. There's an additional decked area at the front of the house with 2 chairs & a table. You can enjoy a quiet read or drink on a sunny afternoon. The deck has direct access from Bedroom 1. Entertainment – Free NBN WiFi – The password is listed in the Welcome Book & on the fridge door. Internet availability is quite good in the area, but any dropouts would be out of our control. For your amusement we have a small Bluetooth speaker box (for your own music), PS2 console (byo games) & also a range of DVDs, games, toys & puzzles (for toddlers to adults). The bookshelf in the Study nook has some books that you’re welcome to read & swap. The childrens’ picture books are not to be swapped or taken please. There are 4 bedrooms plus a Study nook - Two bedrooms have queen beds, & two bedrooms have 2 single beds each that can be moved together to make King size beds upon request (up until a week before you arrive). We have central Heating & Cooling throughout the house, & a split system in the living area, as well as ceiling fans in each bedroom. There’s also a wood fire in the living room – ONLY to be used by guests who are over 18 & have experience with coonara-type fires. Please refer to the House Rules booklet for full conditions for use. It's prefered that you don't use the wood heater if there are young children in your group. The Kitchen is well equipped with Ceramic cooktop, electric Oven, Microwave, Fridge & Dishwasher. Operating instructions for most items can be found in the Welcome Book. We also provide a Kettle, (Aldi) Pod coffee maker, Toaster, Sandwich toaster, Smoothie/Blender & Rice cooker. The Pantry has some supplies like Coffee, Teas, Hot chocolate mix & Sugar. Plus Cereals, Spreads, Oil, Salt & Pepper, Condiments, & other assorted everyday basics. You’re welcome to use whatever is there. Kindly replace any items that you finish so that our next guests benefit from the available supplies as well. The Laundry has lots of bench space, & is equipped with washing machine, iron & ironing board, broom, vacuum, mop & bucket for your use. A clothesline is just outside the back door, & there’s a clothes airer for those cold, damp days. Additional equipment is available on request & at no extra charge – Disability Commode & Shower chair. Baby PortaCot & bedding, Highchair, Rocker Please note that children under 2 stay free of charge. Discounts are offered for extended stays. We offer 5% for over 7days, & 10% for more than a month, which is automatically calculated when you book. Cleaning & fresh linen etc - For stays of more than 1 week - Upon your request, fresh towels & bedding changes are replaced weekly at a cost of $70. Or we can provide an extra set of everything (at no charge) if guests wish to change & wash the towels & bedding themselves.
