Detached, south facing Coach House on a beautiful Private Estate in an area of Outstanding Natural Beauty about 1 mile from Bantham, one of the most stunning, sandy and surfing beaches in the South Hams of Devon. Sympathetically converted to a high standard, providing light and spacious accommodation, it is a peaceful haven to escape to. Surrounded by gentle rolling hills and meadows, there's an abundance of wildlife, and a total sense of calm. The space The Coach House has generous parking for two cars. The large, enclosed and gated decked area faces due south and is flooded with sunshine. There is a wooden table and seating with parasol for outside dining, a bench and two wooden sun loungers with cushions. We have sectioned off an area at the top of our beautiful Top Meadow (located at the top of the Coach House drive as you come in the gate and about 4/5mins walk back up the drive from the coach house) for children to play. This includes two children's swings, and there is a wooden bench to relax on and enjoy the wonderful views down the valley to the sea. THE ESTATE GROUNDS ARE PRIVATE AND NOT FOR GUEST USE. The spacious, newly fitted kitchen with open plan dining area is well equipped with electric oven and hob, microwave, dishwasher, washing machine, 4 slice toaster, electric kettle and fridge freezer. Double, glazed doors from the kitchen open onto the hedged decked area with attractive potted topiary plants. There is a downstairs cloakroom. The large sitting room has three comfy sofas, TV, and log burner. Upstairs, there are two large bedrooms both with gorgeous king size beds, with luxurious pocket sprung mattresses and natural cotton duvets with feathers and down. There is plenty of hanging and storage space and seating. The Master bedroom has an en suite shower room and there is a Family bathroom with large shower next to the 2nd bedroom . The single bed can be located in the second bedroom or on the first floor spacious landing area. All rooms are well- appointed, have several windows, and are full of natural light and have pretty views. Guest access The Coach House has an entrance gate off the lane on to a long drive down to a designated parking area at the rear of the property. It is easily accessed from there at the rear of the parking area, down the side of the Coach house and on to the decked area and the kitchen door. The sectioned off area at the top of the Coach House drive (our Top Meadow) the two children's swings, and the wooden bench are for Guest use. THE ESTATE GROUNDS ARE PRIVATE AND NOT FOR GUEST USE. Other things to note We like to keep our coach house in good shape for family and friends and we only rent it out on a limited basis. Whilst our Airbnb guests are most welcome, we do ask that they treat it with care and respect during their stay. We use 'Request to book' so that a conversation takes place to avoid misunderstandings and to ascertain if the booking is right for us. So if anything needs clarification or is of particular importance to you - it has been discussed ahead of booking. We also like details about your group - whether you are a family group etc. And if children are involved we like to know their names and their ages please. Please read our additional HOUSE RULES under the heading Things to Know at the bottom of our Listing. WE DO NOT HAVE FACILITIES FOR VERY YOUNG CHILDREN TO STAY, AND IT NEEDS DISCUSSING BEFORE RESERVING DATES PLEASE. Sorry, WE DO NOT ALLOW FOOD DELIVERIES. THE DRIVE IS NOT SUITABLE FOR LARGE VEHICLES. But access for 4x4's is absolutely fine. WE DO NOT ALLOW BBQ's ON OUR PROPERTY. Apart from the large, sectioned off area of our Top Meadow as you drive in the gate (about a 4 min walk back up the drive from our coach house) THE ESTATE GROUNDS ARE PRIVATE AND NOT FOR GUEST USE. Please ensure your children don't wander off into other parts of the grounds, where there are ponds, steep steps and rough wooded areas which are potentially dangerous. The single bed if needed is put in the second bedroom. But it will fit on the spacious first floor landing area. Please give your preference on booking. Please note that it is a 2'6" width single and is therefore most suitable for children. Please bring a torch - there is no lighting at the top of the drive and please always shut the drive gate after you. You will also need a torch walking through from the parking area to the kitchen door. We provide beach towels in addition to bath towels. Mobile phone is available via Wi Fi calling and the internet is not 100% reliable due to our location in Devon. Sorry, WE DO NOT ALLOW DOGS ON OUR PROPERTY BECAUSE OUR CATS DON'T LIKE THEM! If your arrival is delayed after 10 pm please let us know.
