The River House at the Swinging Bridge is a 13 acre property which includes a 2 acre fenced compound ideal for gatherings of families or friends. With 1000 feet of Robinson river frontage, a private wood to walk in, a Caldera salt water hot tub, a wood-burning sauna, a natural swimming pool, and plenty of games and gathering places, one need not leave the property to enjoy oneself. But hiking and biking trails abound, and breweries and vineyards are minutes away. The River House at Swinging Bridge is a 13 acre property with a two acre fenced compound comprised of five buildings. The main building in the compound is a three bedroom, two full bath 1790 farmhouse. Heated and centrally air-conditioned, the main house, in addition to the bedrooms and baths, boasts a cozy library room with a Rumsford wood- burning fireplace, an large, wood-paneled, fully furnished open kitchen/dining room with a homemade wood table that easily seats 12, and a sunroom with a sleeper couch. Tucked behind the main house are two heated/air-conditioned one bedroom, one bath, hemlock-paneled bungalows, each equipped with small half kitchens. In one of these bungalows the queen bed is in a loft with a pullout double sofa on the first floor,. A fourth structure within the compound is an old stone spring house that has been converted into a wood-burning sauna. A fifth structure, a 20' x 20' garage (also heated/air-conditioned), serves as an additional hangout space, complete with a bar, poker table, futon couch, and dart board. A large pull down screen and speakers are available to project movies here (bring your own DVD player and projector). Attached to this garage is a 20' x 30' overhang area. A Breeo smokeless fire pit sits beneath this overhang, or just beyond the overhang area a larger stone-circle fire pit is available for under-the-stars campfire enjoyment. The property includes 1000 feet of Robinson river frontage, and a small trail just in front of the house leads down to a spot on the river that is lovely for soaking (or, when the water is high enough, tubing) in the mountain fed water. But the compound also features a refreshing BioNova natural (chemical-free) pool. Some care must be taken with regards to this pool. No babies in diapers and limited sunscreen use. But the pool makes up for this extra effort by providing a wonderfully natural bathing experience and eliminating the need for a shower afterwards (no chlorine to wash off). The filtration system for this natural pool involves running the water through gravel beds in a small pond just behind the pool, and this pond is a wonderful natural habitat to explore, teeming in the summer with frogs and dragonflies and the occasional turtle. A great blue heron often makes a visit from his home on the Robinson River. Across from the property's two acre compound is a 10 acre wood with trails and a couple lovely meadow areas where in the summer, at night, one is often treated to a magical firefly show. Deer, rabbit, and fox encounters are not uncommon here. We spend a good deal of time here ourselves and the house is furnished with many of the comforts of home. In the main house there is a library room full of books for both kids and adults and a selection of DVDs and board games. This room has a wood burning fireplace and is very cozy on cool nights. In the dining room there is an electronic keyboard and a guitar is kicking around, though it might be out of tune. Outdoor games are also abundant - there is a ping pong table, a boules court and balls, badminton equipment and space to play, whiffle ball and bat, a soccer ball, frisbees, etc. There are pool floats, a couple of noodles, and a floating basketball basket. We have recently installed Starlink internet and a mesh system that provides internet throughout the main compound. Walk out the front door of the main house and see Carpenter Mountain directly in front of you and, in the distance, the scramble of rocks on Old Rag. A few more steps and you are standing on a swinging pedestrian bridge traversing the trout stocked Robinson River, a great place to wander with your morning coffee. Turn left away from the river and a barely used country road wends up the hill past cow pastures and and gorgeous vistas, a peaceful place for a walk or a bike ride. A few hundred yards further another road runs up into the Rapidan Wildlife Management Area, a perfect place to explore on bike or in a high clearance vehicle with myriad spots to pull over and picnic, swim in deep pools, or visit Hoover Camp, President Hoover's fishing getaway, the original Camp David. The buildings still stand and there are placards to tell you about it. The Rose River, White Oak Canyon waterfalls, and the Old Rag trail are all a few minutes drive away. After an outdoor adventure visit DuCard Vineyard or the newly opened Shotwell Run Brewing Company, just up the road. A little further, just outside Madison, VA, dog- and kid-friendly Bald Top Brewing Company offers great hang out spaces, indoors and out, food trucks and live music on weekends. A grocery store and restaurants (Mad Local, Jenny Lynd's Pizza, etc.) are also available in Madison. A twenty minute drive in the opposite direction, north, takes you to Sperryville where a variety of restaurants, coffee shops, and galleries await. Two important items to be aware of: 1) The pool is a "natural pool" which uses no chemicals. Because of this it cannot be "shocked" with chemicals like a traditional pool. No children who are not toilet trained may swim in the pool. No babies in diapers. Also, dogs are not allowed in the pool. Limited use of sunscreens and lotions is also important as the pool is a living ecosystem. 2) In the two outbuildings with bathrooms, only human waste may enter the toilet. Paper products must be disposed of the provided lidded trashcan. Failure to follow this rule could damage the septic system.
