Description

Patchin Cabin is a comfortable air conditioned one-room casita located on 10 acres in beautiful dark-sky Terlingua Ranch, just 20 minutes away from the entrance to Big Bend National Park and the Terlingua Ghost Town. Patchin Cabin is located directly next to a paved road, so access is easy in all weather conditions and with all vehicles. Come enjoy your own cozy, fully-equipped private spot in the beautiful Texas desert! The space Patchin Cabin is located on a 10-acre tract next to paved Terlingua Ranch Road. It is surrounded by miles of mountains and desert vistas. You have the entire 10 acres to yourself. On clear nights, the dark sky is spectacular. The property is located about 20 minutes from the entrance to Big Bend National Park andThe Terlingua Ghost Town, where there are stores, restaurants, a gas station and other facilities. There is also a small convenience store about 5 miles north of Patchin Cabin on 118 which carries basics, including ice, charcoal, beer, etc. Patchin Cabin is a one-room cabin with one fold-up queen-size Murphy Bed, and two fold-out twin-size beds in sleeper chairs. The queen bed is always made up with sheets, pillows and blankets. Please let us know if you need linens for either of the two fold-out beds. It has an attached bathroom with a flush toilet and a shower. Towels are provided, as is shampoo and conditioner. Patchin Cabin has electricity, air conditioning, high speed Internet/wi-fi/phone (local calls only) and catchment water. Water is precious in our dry desert, so please be conservative in your water use. There is no well or municipal water system. All water is rainwater stored in a large tank. Bottled water is also provided. The rainwater is filtered and treated but is not certified potable - we recommend you drink the provided bottled water. There is a large flat screen television. The TV has live TV service through YouTube TV. There is no cable TV or satellite TV service. Guests can also bring their own streaming box (i.e., Roku, FireStick, Apple TV) or can cast content to the Chromecast attached to the TV. There is no cell phone signal. There is no landline phone. Many cell phones can be set to use wi-fi for phone calls. If your cell phone can do that, you can usually use your cell phone to make and receive calls at Patchin Cabin. There is also a smart speaker which can make outgoing local and US long distance calls using voice commands. Note that Patchin Cabin is located in a remote area. Due to weather conditions, the internet, phone and electricity are not guaranteed to be available 100% of the time. Patchin Cabin includes a mini-kitchen with full-size refrigerator, induction burner, hot plate, microwave, toaster oven, pots and pans, silverware, plates and cups. There is a Keurig coffee maker and coffee pods are provided. There is a BBQ grill outside. You will need to bring your own charcoal. There is a picnic table outside. Ice can be purchased at a nearby convenience store (The Little Burro), which you will see on your left as you are driving down from Alpine. We recommend that you stop there and buy some ice and any other supplies on your way to the property. There is a metal chiminea which can be used for outdoor fires, usually even during a burn ban. You need to bring your own wood. A propane firepit is available upon advance request. This is more suitable when burn bans are in effect. You need to bring your own propane. BTW, if you happen to capture any good pics of the Cabin or surrounding area, feel free to send them to us. We will consider adding them to the album for the Patchin Cabin (with credit to the photographer of course). Absolutely no fireworks or weapons discharge are allowed at Patchin Cabin. Patchin Cabin is a non-smoking property. Pets are not allowed. There is a strict 4-person limit on occupancy. The total number of guests must be disclosed on the Air BnB app prior to check-in. No tents or RVs are permitted on the property without prior arrangement with the manager. Undisclosed guests found staying on the property, either in the cabin or outside, are subject to eviction or an extra charge, at the sole discretion of the manager. There are full 50 amp RV hookups located on either side of Patchin Cabin. The RV sites are not rented separately. The sites are only available (for an extra charge) when Patchin Cabin itself is rented. Contact the host to make arrangements for RV site rental. The RV electrical connection (240v, 50 amp) can be used for charging an electric vehicle for a small additional daily fee through prior arrangement with the host. Guest access You will have access to the entire property. Other things to note Please be advised that there are no public or private lands anywhere in Brewster County that allow the operation of off-road vehicles without the owner’s express permission. ALL the land outside of the parks and wildlife management areas is either private or restricted. NONE of the public, private, or restricted land allows the operation of ANY vehicles off of the existing roads. DRIVING, RIDING, OR WALKING ALONG DIRT ROADS: The Big Bend Region is crisscrossed by thousands of miles of dirt roads. Most of the dirt roads are private and do not allow any use without permission of the owners. Others are open for use only to land-owners and invited guests. As our guests, we are authorized to grant you access to the vacation rental properties via the roads and driveways marked on the driving directions that we provide. While the use of many ungated roads in the area is generally accepted if you are on foot or in a street legal vehicle, we do not have legal standing to grant you such access. Please be advised that if you use other dirt roads, you may be trespassing and may be confronted by land owners, watchful neighbors, or law enforcement. Use of other dirt roads is at your own risk and is not expressly allowed or forbidden by the vacation rental owner or by Big Bend Vacation Rentals. Under NO circumstances should you pass through an open or closed gate without the express permission of the property owner. RESPECTING LOCAL RESIDENTS AND LANDOWNERS: The Terlingua area is a haven for tourists. It is also the home and refuge of many residents or landowners that miss the days before the Big Bend area attracted so many people. The vast majority of land outside of the public parks and designated wildlife management areas is privately owned and restricted from public use of any type. Some private property is fenced, marked with no trespassing signs, or with purple-painted posts (the legal equivalent of no trespassing signs). However, even if the land is not fenced or marked, it should be assumed to be private. Entering private property for any reason will likely result in a confrontation with the property owner, a watchful neighbor, or law enforcement. Fortunately, most of the best land out here is inside Big Bend National Park and Big Bend Ranch State Park. Those lands are set aside for your recreational use and enjoyment. Please do not wander onto adjoining properties or approach any homes, buildings, or campsites that are not obviously public parks or places of businesses. Please drive as respectfully as you would in a neighborhood with children, because that is what this is.
