An easy travel distance for a 3-4 day weekend, but a house big enough and well-equipped enough to feel totally comfortable for two weeks or two months. This 3BR/3BA (two master suite) house includes a large chef's kitchen, Gigabit (1000mbps up & down) fiber internet with Orbi whole house mesh wi-fi, radiant floors throughout, automatic blinds, EV charger @ $0.42/kWh, green building design, sound dampening, and other details a tech-savvy vacationer will appreciate. The Meadow West home sits on a huge 1.8 acre oceanfront lot and includes a large outdoor kitchen, a wine-barrel-style cedar hot tub, and a gas fire pit area with an ocean view. The sloped roof, adjacent cypress hedgerow, high-end windows, and acoustic design keep you comfortable on windy days, and a whole-house back up generator frees you of worry over weather-related power outages. The expansive great room includes a large sectional sofa, tv, gas fireplace, and a dedicated reading/relaxing ocean-view nook with comfortable leather chairs. Toys and games are available to keep children busy while their parents relax. The property has two master suites as pictured, and a third bedroom for children or other guests. The first master suite has a king bed and soaking tub. The second master suite has a king bed, a frameless shower in the bathroom, and an ocean view reading nook. The third bedroom has a bunk bed with a full-size mattress - plus a twin mattress up top, and a twin trundle underneath, sleeping up to four children total. Coffee aficionados rejoice - the Breville semiautomatic espresso machine and burr grinder won't undermine your home-barista ambitions. Bring your best beans. If you don't know how to pull your own espresso shots, it will be a great chance to learn - but a coffee brewer will be provided just in case. Wine lovers chill out - we have an under-counter wine fridge for all the delicious Russian River wines you scored on the way up. And chefs - simmer down - quality knives - no more preparing dinner at the vacation home with a dull steak knife - and other kitchen essentials will be provided. Beach access is easy, immediately in front of the property (~250 feet) and by foot, and the Ohlson Recreation Center (heated lap pool, sauna) is around a 15-20 minute scenic walk. To preserve the architecture and design appeal of the Sea Ranch, street parking is not allowed at most locations including near the house. One women's and one men's mountain/hybrid bicycle and helmets will be provided, along with a pump and a lock. Sea Ranch Supply also rents bicycles if you need more. I have tried to write an extensive list of house operations, travel/area tips and considerations that I learned through experience, and also a quick start guide to the house and Sea Ranch passes, parking etc. These documents will be updated anytime a new question is asked and resolved. I can provide this on request, as it is a little too long and comprehensive to fit neatly on AirBnB. I think it is all very helpful. The property is situated on the sought-after southern end of the Sea Ranch and is immediately adjacent to Smuggler's Cove and a short walk to Pebble Beach. The ocean and beaches are immediately in front of the house on foot; the Sea Ranch has a large system of trails also accessible immediately in front of the house. Ohlson Recreation Center is about a fifteen minute walk. There is an excellent grocery store 11 minutes away by car in Gualala. Parking is not allowed on most roads in the Sea Ranch, other than spots at recreational facilities, and certain beaches and attractions like the Sea Ranch Chapel. Renters agree they understand that The Sea Ranch, Sonoma County or other coronavirus restrictions could be put in place that limit their enjoyment of the community, and these are outside the host's control. Outdoor security cameras are present on the property. A well-mannered and well-groomed dog will be considered with an extra $190.00 cleaning fee to ensure same "new house" experience for the future guests. The house accommodates a maximum of 6 adults, or up to 8 when half of the party are young children. In addition, the property cannot be used for hosting/entertaining parties staying elsewhere when the total persons present exceeds our capacity of 6, or up to 8 with advance approval. The capacity policy ensures our Sea Ranch neighbors' quiet enjoyment of their properties. Any violation of party size / capacity limits, guest/entertaining policy as it relates to capacity, or the pet policy will lead to cancellation of the remaining stay, assessment of the unpaid extra guest fees, and no refund of any amount including the cleaning fee.
