CIN: IT054052C21J031410 The space Through an unpaved and at times gravel road that winds between the countryside and the forest, we reach the hamlet of the villa. It is a luxurious stone farmhouse, with a detached house, situated on a hill outside a small and pretty village with spectacular views of the Tiber River and the woods. The property, which dates back 300 years, has been recently restored, with terracotta floors and wooden beams but with all the interior comforts and Italian design furniture. It is located about 370 meters (1200 feet) above sea level with a spectacular 360 ° view. The property consists of 4 hectares (1 hectare of gardens, villa and pool which are fully fenced and the other 3 of wood). Roses, olive and oak trees, with landscaped terraced gardens - lawns, flower beds, shrubs, flowers and herbs surround the building. The 3 outdoor patios look at 3 different and beautiful green landscapes. A gravel path with steps leads to a 10m by 5m swimming pool, completed by a spectacular Jacuzzi overlooking the Tiber river. The pool area is located a few meters from the villa which overlooks the most panoramic side of the property. In a quiet and strategic position, ideal for visiting the artistic and natural beauty of the region, the villa will ensure its guests moments of absolute relaxation in the beautiful Umbrian countryside. The border with Tuscany is only 40 minutes away and offers easy access to cities such as Cortona (north of Lake Trasimeno), San Casciano dei Bagni, Pienza and Montepulciano. Florence is 200 km away. The most important cultural and artistic centers of Umbria, such as Perugia, Assisi, Spoleto, Gubbio, Norcia, Narni, Orvieto with its spectacular cathedral, and Todi are all within easy reach. The wine districts of Orvieto, Montepulciano, Montalcino and Montefalco are also easily accessible. Ground floor: a large furnished patio welcomes you to the entrance which has two arched windows that overlook the beautiful garden in front of the entrance. From here, a lovely living room with fireplace connected to the dining area, a large modern kitchen fully equipped with satellite TV, oven and fridge / freezer and a large pantry with laundry area with washing machine and a second fridge + freezer. Bathroom with shower. On the opposite side of the entrance there is a design lounge in Italian style with fireplace, piano and satellite TV. From this living room leads to a small hallway that opens onto two double bedrooms (one with a double bed and one with two single beds that can be joined). Both bedrooms have windows that overlook a wonderfully protected park and in one there is also a French window that leads to a very romantic patio with a small table and two chaise longues. Right in front of the bedrooms there is a nice bathroom with a bathtub. In front of the living room, there is a patio with a long restored table, a wooden bench and a masonry where 10 people can comfortably sit. Spectacular panoramic views to the east, south and west from the patio are guaranteed. First floor (also accessible from the external staircase): a romantic and comfortable living room with fireplace and satellite TV connected by an arch to a study area with a library. A bathroom with shower is located beyond the studio, while next to it there is a large double bedroom with an en-suite bathroom with shower. Another triple bedroom is accessible from the opposite side of the living room. The view from all the upstairs windows is incredible. Guest House (upon specific request and at the additional price of 500€): A separate building (60 square meters), independent though attached to the main house: a living room with a dining room. A large double bedroom with a single sofa-bed is located on one side of the living room while, on the opposite side, there is a small hallway that gives access to a small kitchen equipped with a fridge, gas hob and a platform with two stools . The bathroom is completed with a shower. Notes: There is a double parking space on the property but other cars can be parked along the entrance road and outside the gate. Here, there is an electric slow-charging station for cars which can be used kindly only during the day because it is powered by solar panels. Facilities: 2 people available upon request for issues or services to agree with them and paid to them; Cable radio in 6 areas: the 3 living rooms and the kitchen, the main patio and the outdoor pool. Dishwasher, fan in each bedroom, ping pong table, elastic trampoline, outdoor swimming pool (10 x 5 meters) and Jacuzzi for 6 people max. There is a barbecue area near the pool. A large storage room under the small swimming pool pool house as a shed. Finally the property is equipped with an ancient wood-burning oven. For those who have booked a stay of 2, 3 or 4 weeks: weekly cleaning of the pool and Jacuzzi, gardening, linen and towels change and utilities on the weeks following the first, will cost additional 80 euros per extra week. We inform you that the Municipality of Todi provides for the payment of the tourist tax. Therefore, upon your arrival, you will be asked to pay € 1.50 for each guest over 15 years for 4 nights. Guest access Our guests will have the entire property, independent and isolated, at their sole disposal for the duration of the stay. There will be 2 people available in case of need and villa maintenance. Should you wish other services, you can ask them to agree about the service and the cost. Car is essential for going around. A vehicle with some ground clearance is good advice. The last part of the road to the villa passes through woods and countryside. This is a 3,5 km "white" road which sometimes becomes narrow. You'll have to drive slowly. Other things to note We inform you that the Municipality of Todi provides for the payment of the tourist tax. Therefore, upon your arrival, you will be asked to pay € 1.50 for each guest over 15 years for 4 nights. A receipt will be issued to you.
