The Bunkhouse room w/ private beach ON Lake LBJ

The bunkhouse is a private guest suite...separate from house, with private entrance, it's own shady deck, lake view, and lots of private beach. This is a NON-SMOKING property. This means no smoking anywhere.. Pets are allowed ( dogs) if meet guidelines listed in "other details". I will consider allowing 1 perhaps 2 dogs, MAKE SURE you read additional info in "Other Details" below.. I also have another guestroom space in the house that is listed on Airbnb that sleeps 2 The space The bunkhouse is its own little space connected to our garage with its own deck. It's a bedroom and bathroom combo. There is one single futon with extra mattress topper for comfort and one futon sofa bed ( full size bed) with a very comfortable sleeping mattress. The space is best for 2 or 3 people. It has I coffee maker, a small refrigerator to keep some drinks or store snacks in, and table and 2 chairs as seen in the picture. It's a neat little space with custom furnishings and bathroom vanity. There is NO TV in bunkhouse, hopefully you will get out and enjoy the beach and stars in evening. There is no food prep to be done in Bunkhouse, you will need to prep meals outside picnic style, and use paper plates etc. There is a charcoal grill available. Depending on how many guests, I may consider a dog...( maybe two) there will be additional $15 1st dog, 2nd $10.. per stay., Airbnb does not have an option to # of pets, so please note IF I do accept 2 nd pet, you will receive a request for additional funds.... PLEASE CONTINUE ON TO see conditions for acceptance of animal in Other Details below Guest access There is a shaded deck just for the Bunkhouse right outside your door as well as the big shady yard , and 250Ft of private sandy beach. You have use of 3 kayaks and a canoe with signed waiver and acknowledgement that I am not responsible or liable for accidents with their use. There is NO food preparation / cooking in the Bunkhouse... but you can do food prep picnic style on the outdoor dining table. I offer breakfast bars, coffee, half and half and teas . I ask that no food prep that requires washing of dishes or utensils be done in bunkhouse. There is an outside dining table and a counter with electric plug on the deck. Bring disposable food service. I do provide some wash bins to clean a few items, picnic campstyle outside. NO washing or rinsing of food debris in the bathroom sink. Other things to note REGARDING DOG GUESTS: '' . If you would like to bring A dog ( MAYBE) 2- then it must be spayed or neutered, have proof of vaccines and current flea prevention. THEY MUST BE COMPATIBLE AND FRIENDLY WITH OTHER DOGS, AND ALSO WILL NOT HARASS A CAT. YOUR DOG WILL NEED TO BE ON A LEASH... iF not on a leash, he/ she will need to respond immediately/ obey commands. This is extremely important as there are no fences. He must be able to return on command. I had an incident where my guests dog went over to my neighbor's yard and began to scare a child in their yard who backed into the water and the dog continued after her, this was a 5-year-old child. So if you cannot contain your dog by voice commands or you do not have a compatible dog electronic collar you must keep the dog on a leash( except if swimming). There may be other guests on property.....if your dog barks at or is uncomfortable with strangers, this is not a good fit for you . NO CAT CHASING! You may not leave an animal alone in the room at ANY time. I have 2 dogs.. med-small Peregrina, a rescue from a dirt road in the middle of Baja, there are rules for befriending her posted in info book at arrival. Also 120 lb Pyrenees who is a gentle giant. My dogs run loose on property -they have electronic containment system. When you request a stay.. please note in your request message that you have read these notes, WET DOGS ARE NOT ALLOWED IN THE ROOM And dog may not lay on any of the bedspreads ( I will give you extra old sheets) Also there is a $15 charge for EACH dog.
