Our much loved 3 storey terraced house is very close to Modbury centre, under a minute walk to the shops, cafes and pubs. The property includes two double bedrooms and a single, 1 bathroom, 1 shower room, an attractive front facing lounge on the middle floor with wood burner. Down stairs is a well equipped kitchen with open plan dining area and a door leading to a raised, south facing court yard with seating. The house offers 1 off street parking space. Please be aware towels are not provided. The space Modbury is a picturesque, convenient location with easy access to many of South Devon's fabulous beaches including Bigbury (4 miles), Bantham (9 miles) and Hope Cove (11 miles). The famous town of Salcombe is just 12 miles away and historic Dartmouth just 18. Modbury is a pretty, small town with a good selection of boutique shops, traditional pubs, restaurants and cafes. A pleasant place to browse as well as find quality food and drink. Our house is a family home as well as a great holiday destination. Located within a secluded courtyard of just 4 properties, its location provides a great place to wind down, whilst also being perfectly situated to be a base for a holiday; whether it's the beach, the shops, an adventure park, the City of Plymouth or one of the region's many spectacular walks or trails you wish to explore. Whether a family, a couple, flying solo or amongst colleagues or friends, this home is equipped for a comfortable, easy stay. Beach lovers, swimmers & surfers can wash out wetsuits using the back yard hose and collapsable washing line. Culinary Kings & Queens can make full use of the well equipped kitchen on the ground floor, before showing off their masterpieces on the delightful 6 seater dining table with front facing courtyard view. If you'd rather eat out, it's an easy walk to the 3 nearby pubs, 2 cafes & Indian Restaurants. Even better, its downhill homeward, especially good if you enjoyed the great local draught beers a bit too much. An additional takeaway from the Chinese on the way back can be a bonus! Otherwise on ground floor level, located off the hallway at the base of the staircase, is a glass door fronted shower cubicle, toilet, sink and mirror. The property's south facing courtyard is accessible from the kitchen. Up three steps, there is a gravel, raised flat yard which enjoys all day sun though an umbrella is provided if it's time to cool down. The yard is enclosed and wind sheltered. A small flower bed and a sprinkle of pots add a bit of floral colour. Al fresco dining is made easy with a 4 seater circular table & chairs, only a few paces away from the main kitchen. When its feet-up time, upstairs the lounge is equipped with a generous sofa, 2 arm chairs and wood burner. What's more there's a mini hifi and a smart TV. Located on the middle floor, the lounge enjoys views of the front courtyard, though feel free to occupy your eyes and ears enjoying one of our complimentary books or board games. When it's sleepy time, there is the second double bedroom on the middle floor with 2 bedside tables and a landing cupboard for clothes. Up on the top floor, is the single bedroom with bedside table with landing cupboard for clothes. This is next to the main bedroom which enjoys fitted wardrobes, 2 bedside tables and a corner desk & chair. All bedrooms are light in colour with generous windows which can be covered by blinds at night. If you have a baby, a travel cot is available. Finally on the top floor is the main bathroom, with bath, separate glass door shower, toilet, sink & mirrored cabinet. The property has sympathetic PVC double glazed windows (fitted 2022) and a double glazed stable door at both the front and back. Great if you need to keep the little ones or the woofers in whilst enjoying the fresh air or a chat with those outside. Central heating system with plenty of radiators provide warmth throughout. Rooms enjoy regular redecoration to keep things bright, clean and contemporary. All appliances are annually tested, cleaned and serviced as the law requires. Safety is also provided by smoke & carbon dioxide alarms, first aid kit and fire extinguisher. There is also a mid floor escape ladder and a kitchen fire blanket. Every external facing room has at least one opening window enabling exit, but also lockable to protect the little ones and provide security. 2 Rowan Court is a great place to stay and conveniently located for Modbury's amenities and all the joys and wonders of South Devon. Other things to note All bedding provided. No towels provided-you will need to bring your own. WiFi included Bin collection Thursday AM - bins/ recycling boxes & bag (as per which type it is that week - see neighbours bins) must be put outside the courtyard entrance the night before please. Black general waste wheelie bin is kept behind the fence panel at the top of the courtyard. Recycling boxes/bag located in front of house to left. Please return bins/boxes/bags to stored location. Thanks. 2 Rowan Court is a dog friendly house. We are dog owners ourselves. Please do not allow your pooch to use the front or back yards as a pooh toilet. If they have the odd accident, please remove all pooh and please don't leave pooh bags behind. Young children frequently stay and we want to keep them safe and happy! Thank you for being a good sport. Never allow children to climb on the stone wall in the rear yard. Stones can come away and there is also a long drop in to the garden next door. Climbing or adventurous little ones should never be left alone in the back yard if you think they are capable of climbing the wall. If any of your party is elderly or unsteady on their feet, they may wish to use the shower on the ground floor. The shower on the top floor has an obvious step in and particularly out of the cubicle. Otherwise please ensure assistance is provided. Thank you.
