The space This is a stunning, modern flat for 1-3 guests - ideally a couple or a couple and one more. It is nestled among the rooftops on Chepstow Road, a perfect London location. There is easy access to all of central London plus it’s a five-minute walk from the world famous bustling 'Portobello Road' (scene of Notting Hill movie) with its market, restaurants and shops. The flat is for your exclusive use. You will not be sharing. If you are interested in this flat please read on as I have answered all the questions prospective guests have asked me in the last two years in the following description! Thanks! The living room and the bedroom/study areas are radiant with light. The living room has a comfortable white leather designer sofa and seat, an antique table, a TV and DVD payer and a built in cabin bed (70x184) - this is the second bed. A roof hatch lets in the light from above and the large windows from the side. The bedroom has a standard double bed (135 x195) with under bed storage, a chest of drawers and plenty of wardrobe and other storage space. All linen, bed sheets, towels etc. are provided. At one end of the bedroom are a desk, office chair, and landline telephone and study lamp. There is a superfast Wi-Fi connection. In the hallway between the kitchen and bathroom, there is a small breakfast table with two chairs. There are two more chairs for suppers with friends around the antique table. There is a self-contained kitchen with two-ring induction hob and combination oven. There are lamps, pictures, vases, mirrors and a radio. There is a hairdryer and a steam generator iron: everything to make your stay comfortable and enjoyable. The flat is quiet with very good double-glazing to keep out the traffic noise and there is one neighbor below who is respectful about noise. The flat does not have air-conditioning but with large windows on both sides on the days that are hot, nature does this job for you! There is an upright floor fan for hot, still days but it is rare that you need to use it. The flat is a minute’s walk from good bus connections to the major tourist and shopping centers in London. It is five minutes walk from Royal Oak tube station connecting directly to Kings Cross and Paddington main line stations. The Heathrow Express terminates at Paddington and the flat is a 5-minute taxi ride from the station. There are buses going to the most popular sights and shopping areas in the center of London a few minutes walk from the flat. However it’s the immediate area itself that will make your stay so fun and special. It has a huge variety of boutiques, restaurants, gorgeous 'foodie' shops, galleries, cinemas, a spa (Porchester Spa) and even an ice rink! Kensington Park (with roller blading for the energetic) health food shops and the famous Portobello market are all within a 10-minute walk. There is a good value supermarket (Sainsbury’s) for all your basic groceries and everyday needs like bread, milk and shampoo a few minutes away and this is open till late and at weekends. Two very good supermarkets, Waitrose and Marks and Spencer are 10-12 minutes walk and have good opening hours too. You are welcome to use the flat's supplies of tea, coffee, cooking oil, sugar, salt and pepper etc. There is loo paper, kitchen paper, washing up liquid, cleaning products, laundry detergent and soap available for your immediate use. There are three businesses offering dry cleaning and other laundry services within a 5-minute walk and there is a washing machine in the flat under the cabin bed. The area is safe and the building secure. It’s a converted house with a front door and lock. I lived in the flat myself for 8 years and I was always happy to walk home from any local tube at night. There are three flights of stairs to the flat with good, well-lit landings between each flight. There is no lift. I have an elderly relative who has no problem climbing the stairs. Even heavy suitcases can be carried up the stairs easily as you can rest between each flight of stairs. What makes this flat so special is that it is both bright and cosy with views over the rooftops on both sides of the flat so you feel on top of the world. I have thought about the pricing a great deal. It is below commercial rents and well below an apartment hotel in the same area PLUS all your bills are covered. To get the price please put your dates into the system. I believe that the all-inclusive price is set fairly and booking for a month or more has a discount which appears automatically on the system so there is no need to ask about this. Other discounts are for my friends and family! My cancellation policy is strict to protect me from potential void periods. Please contact me ONLY if the pricing advertised is within your budget. Please note while Airbnb shows the location area, they advise against providing postcodes, addresses or any more specific details on the location. This is for security reasons. You will be provided with the address as soon as you book. You will be provided with instructions on check in 4 days before you arrive unless there are exceptional circumstances for you needing the information earlier. I am confident you will love the flat and the area. Look at the reviews! I look forward to your enquiry. Guest access Guests have access to the entire flat. I try to fit in with the arrival and departure arrangements of my guests unless there is overlap with other guests in which case the standard check in times apply. This is 1600 for check in and 10am for check out. There is a left luggage service at Paddington Station which is 5 minutes in a taxi. Other things to note Even though the neighborhood is busy and fun - the flat is a light, bright, peaceful oasis which is great for working or relaxing. If there is no other guests checking in or out on your arrival or departure day then the times can be flexible. If there are guests leaving or departing on your arrival or departure day then the check in will be at or after 1600 and the check out will be at or before 10am. These are standard times. With the agreement of my housekeeer or other guests it is sometimes possible to leave your luggage for a few hours duing the 'overlap' time when beds are being changed. Please discuss details with me.
