Guest suite with private entrance in basement of ranch-style home in the beautiful Crescenta Valley. Featuring a double bedroom, bathroom, and a living area (with a connecting door to the bedroom that can be locked) with a sofa bed, dining table, mini fridge, toaster and microwave. The guest suite opens up to a covered patio and the shared back yard. Please note: this is a family home so there can be noise from above; and the bathroom ceiling is low so this may not be suitable for taller guests! The space NEW FOR MAY 2024 - A new air and heating system has been installed to enable precise temperature control to keep the guest suite comfortable all year round! This is a quirky space with a very low ceiling in the bathroom (only 5'9"). Please also be aware that there are a couple of steps going down into the guest suite and also some steps between the rooms. The living area has a mini fridge, toaster, microwave and tea and coffee making facilities. Please note, because of the lack of a stove or kitchen sink, the kitchenette is really only suitable for heating up simple meals in the microwave and not cooking. This is why I only recommend the guest suite for short stays and for small groups (1-2 adults; or 1-2 adults with 1-2 children). The guest suite features YouTubeTV which has all the basic cable stations plus much much more. This is accessed via an Amazon Firestick device. If you have subscriptions to any other streaming services (such as Netflix, Hulu, HBO Max, Amazon Prime, etc), you are also welcome to log into those using the Firestick. There are plenty of board games and jigsaw puzzles for you to enjoy. Also a DVD player in each room and a well stocked DVD library for children and adults. There is a trampoline in the back yard that you are welcome to use at your own risk. Other things to note In order to keep my nightly rate as low and competitive as possible, I have a strict cancellation policy. For that reason, I strongly recommend that you take out travel insurance, either through the Airbnb platform when booking your stay, or through your own travel insurance company. This will provide peace of mind in case unforeseen circumstances force you to cancel. Please note that the rate quoted includes a 12% occupancy tax as required by the County of Los Angeles Treasurer and Tax Collector. No additional guests/visitors without prior approval, and absolutely no parties! This is a quiet residential street and being respectful to our neighbors is one of our top priorities!
