This charming little house is located on a beautiful 3-hectare property. It is located between Villeneuve-sur-Lot and Penne d'Agenais on the side of a wooded hill, classified Natura 2000, with stunning views of a valley. You will have direct access to hiking trails. The place, ideal for relaxing in peace in the middle of nature - with a wide variety of birds - is also a perfect base for visiting the area and enjoying local specialties. This charming house consists of a beautiful living room with a fully equipped kitchen, a central table, a small work desk and a sofa/bed bench (2 places 160*200 open "Hemnes" at IKEA). The bedroom features a double bed and storage. A shower room is accessible through the living room. This place is great for a couple and up to two more people (children or adults) depending on your wishes. We can also provide you with a small baby bed that could be put in the bedroom or living room, reducing the living space. Around it, it has its own private garden and terrace but there is no fence. This place is Pet Friendly. Clean pets are welcome. Tenants are responsible for managing their needs outside. If you have one or more animals, when requesting to book, please specify the type (cat/dog), breed and number. Guest access The small house is completely independent and tenants have full access to it. It has its own private garden and terrace. The space is not fenced. You will have access to the courtyard to park your car and a place to store your bike. A laundry room with a washing machine is located outside the accommodation. Finally, a hill will allow you to take beautiful daily walks under the woods or longer hikes. Other things to note STAIRS Due to its elevated location (accessible only via a staircase), this accommodation is not accessible for people with reduced mobility. INTERNET The accommodation has a good Internet connection, in particular thanks to StarLink technology, making the practice of teleworking or Home office from the accommodation fully compatible with complete peace of mind. LINENS Linens, bath towels and dish towels are provided. MOSQUITOES The tiger mosquito has been present throughout southern France during the summer for a few years. Lot-et-Garonne is no exception to this reality. We treat our property to limit its proliferation. In addition, effective devices (mosquito nets) are installed on all windows, allowing them to be left open during the day and night. The property also has electric mosquito diffusers. For long stays, refills are at the tenants' expense. CYCLING The area lends itself to bike rides. You have dozens of possible circuits, whether by mountain bike in the woods, or by road bike with beautiful hills, or a simple quiet ride with the family. Cyclists are welcome, but they will have to arrive with their own means of transportation. For availability and insurance reasons, we do not provide bicycles for our guests.
