Beautiful luxury farm house set within its own private grounds Ideal for enjoying your own private space in or outdoors. Including an extra large 12 seater hot tub, cinema room, large patio area , 2x fire bowls , 2 BBQ's , outdoor dining and seating area, Summer house games room/ bar area. Private gardens + swings and trampoline, surrounded by views of the Shropshire hills 5 miles from the historic town of Ludlow. We allow celebrations birthdays, hen do’s etc. The space Guests have total and exclusive access to the farmhouse and surrounding gardens, hot tub, summerhouse, garage and carpark, with complete privacy . The farmhouse is situated in a rural setting and has its own private driveway ,with the nearest neighbour being a small field away. All the guest facilities are all cleaned to a very high standard following infection preventative guidelines as per EU & UK government rules ( 2020) . The hot tub is cleaned and refilled after each booking following strict guidelines. The gardens are extensive, surrounded by trees and hedges with beautiful views reaching out over the Shropshire hills and the corvedale. The house has its own private gravel drive way and car park area with a spacious open 4 bay wooden carport/garage available for 4 vehicles with ample parking outside for a further 6-7 vehicles. The farmhouse is surrounded by a large , beautiful patio area for outside dining , with a charcoal BBQ area , a 12 seater hot tub , a large seating and dining area . With plenty of space for relaxation. including a separate seating area in the garden with its own fire bowl . From the patio there are well lit sweeping steps that guide you to a large summer house with ample room to sit and rest with a pool table and bar area . This property is ideal for for all ages that just want to chill and enjoy different areas of the garden to aid privacy and relaxation. We have play equipment ,swings and swing boats for all ages with a trampoline . All guests have total and private access to a luxury 12 seater hot tub . The House In the house there is an outstanding open kitchen with granite/quartz worktops and a double AGA cooker dishwasher and larder fridge.leading to a big dining room with beautiful oak floors and 2 large dining tables that can be joined together or separated . The kitchen is fully equipped for catering with pots, pans , mixing bowls, baking trays, dishes, cutlery, tableware, food mixer and blender, fat free fryer, bread machine, health grill, cafetieres, nespresso machine ( guests please bring your own capsules), filter coffee machine, extra toaster and extra kettle . There is a wine fridge and hot cupboards for keeping food hot Leading from the kitchen there is a separate laundry room with a washing machine and tumble drier . with an American fridge freezer for extra fridge and freezer space. The downstairs has a modern toilet and walk in shower room . With an Adjoining downstairs bedroom with a king size bed , chest of drawers , smart TV with freeveiw and wardrobe. this is ideal for guests that have difficulty climbing stairs. From the kitchen There is an oak floor hallway leading to two stunning reception rooms that can be turned into one large reception room by way of a sliding door, with ample seating . The living room has the latest luxury gasco fire place for an instant fire for those cosy cooler evenings . First floor has three outstanding ensuite rooms one double and two king size, all with modern TVs, fitted wardrobes, 2 with dressing tables and all with chest of drawers. with their own ensuite with baths and showers . There are also three other double rooms on the first floor with smart TVs , fitted wardrobes , and a large modern main bathroom that comprises of a beautiful deep bath and a separate shower unit to cater for these rooms. The second floor or top level , has a separate stair way leading onto a landing with entrance to the CINEMA room a beautiful spacious room, designed to enjoy a huge, outstanding wall mounted smart screen Smart 4K Ultra HD HDR LED TV ( approx 90 inch TV )with surround sound , Blu-ray player and an extensive dvd library . With beautiful comfortable sofas and chairs to sit, rest and enjoy. ( guests are welcome to bring their own game console). The cinema room also has a double sofa bed (bedding and linen are stored within the sofa bed to be made up by guests as required). Additionally on the top floor there is also a toilet shower room and a large bedroom that has 4 single beds with wardrobe and cupboards. We offer flexible check in and check out times please ask when booking however this is difficult in high season . We can provide contact details of personal chefs for private dining experiences , plus pamper sessions in the comfort of our luxury home We can also offer details of , chefs, catering , pottery painting and other experiences for groups and celebrations , please ask for details. Please note that we can only give contact numbers after booking Guest access the house and surrounding garden/grounds ( 1 acre) Guests are not allowed to access the farm and farm buildings Please ask for guidance regarding walks Other things to note There are specific Health and safety rules that apply to the use of the hot tub we ask all guests to read and abide by the rules displayed in the property before using the hot tub. Fake tan will damage the hot tub , any guests wearing fake tan will be asked not too use the hot tub. If you require extra towels for the use of the hot tub there will be a small charge but all guests are welcome to bring there own towels / robes. Please bring suitable footwear ie.flip flops etc to use between the house and the hot tub The house is separate from the farm Guests are not allowed access to the farm
