Shobrooke Mill Farmhouse is a peaceful and quintessential English country retreat - a Grade II listed farmhouse with truly breathtaking views across the surrounding countryside. Just a 15 minute drive to Exeter city centre and 30 minutes to the closest beach. A local train station with routes from north to south Devon is within a mile. There is an extensive network of footpaths from the front gate along the famous Tarka Trail with some superb country pubs on the way, including the Beer Engine. The space Shobrooke Mill Farmhouse is situated within our own land with woods, streams and an orchard which guests are welcome to explore. There is a games/party room above the triple garage. This is set up with table football, pool table, sound system and plasma TV. We have a large landscaped garden which has patio seating area with views of the surrounding countryside. There is a gas barbeque for your use. Our friendly chickens and ducks like supplying the house with fresh eggs and love cuddles from children and adults alike. The gravel driveway has space for six vehicles. Enter the house from the front door, straight into the entrance hallway. There is a piano to your left which you are very welcome to play. To the left there is also a door which leads to the snug, utility room and open-plan kitchen. There is an oil-fuelled range, equipped kitchen with dishwasher and breakfast bar. This leads out to the conservatory and back steps to the top tier of the landscaped garden. Our dining room table seats up to 12 people. For bigger parties we are very happy to supply a second dining table. The lounge has a large log burner but please note that it is not commissioned and cannot be used. The house has three large triple bedrooms and three double bedrooms, one of which is located downstairs. There are two en-suite bathrooms, one family bathroom and one downstairs toilet. Family pets are very welcome, although please do let us know beforehand. We have several paddocks and if you wish to bring your own horse(s) this can be arranged. Whilst the house and garden are perfect for large family get-togethers and events including anniversaries, birthday celebrations etc, we regret that we are not able to host general wild parties. Guest access During their stay, guests have the entire property to themselves, including the games room and the one-acre landscaped garden with stunning views across the surrounding countryside.
