40 m2 cottage in an old farmhouse, located in a quiet hamlet, adjoining the owners' accommodation with a separate entrance, no smoking, pets and parties not allowed, - comprising on the ground floor a living room with equipped kitchen, sofa bed (140 x 190), table and chairs - overlooking a 15 m2 courtyard equipped with a garden table and chairs - 1 bedroom on the 1st floor with a double bed (140 x 190) and 2 children's beds for children under 12 (160 x 70) - access to gardens The space Old converted barn, comfortable, where everything is done to ensure you have a pleasant and quiet stay. Many possibilities for various activities nearby: walking, GR, bicycles, horseback riding, beach in summer, discovery of the region and its history, medieval towns of Sens and Villeneuve/Yonne Village 5 minutes away with 3 restaurants, 1 bakery, 1 pharmacy, small grocery store. Guest access The vacation rental is completely independent, adjacent to the owners' accommodation Shared access to both the upper and lower gardens, and the laundry room where there is a washing machine and large trash containers. Small containers are at the gîte to make sorting easier. The telephone network is excellent (relay on the hill opposite) Good Wi-Fi with possible use of an amplifier (provided) Shared parking on the gravel driveway, or in the meadow if the vehicle is long. Other things to note - To save energy and water, sheets and towels are not provided for stays of less than 3 nights. Same for access to the washing machine? Likewise, in winter, you are asked not to increase the heating to more than 18 degrees. - The staircase going up to the top floor is steep. The beam of the upstairs farm is low, adults must lower their heads when passing and there is no safety barrier for young children - You will not have the noises of the city but those of the countryside, an agricultural environment: birds, roosters, dogs, agricultural machinery whatever the day of the week. You can meet roe deer, wild boars, rabbits... but also spiders and various insects. - You can visit the medieval towns of Sens and its Gothic cathedral and Villeneuve/Yonne and its 2 gates and a little further the Château de Guédelon...
