World famous Hastings St is a 5 minute car or bus ride away. The property is situated in a quiet complex of three free standing townhouses and is only 30 metres to a beach access leading to gorgeous Sunshine Beach. **This property is suitable for a Maximum of 4 guests. The upper level consists of a fabulous open plan living area and gourmet kitchen. There is a large undercover deck off the dining area with sea views and overlooks the pool area - perfect for alfresco afternoon cocktails or an evening bbq with friends. The kitchen is an entertainers delight with marble and polished concrete bench tops, gas oven, modern SMEG appliances and separate wine fridge. There is also a Nespresso machine for you to enjoy an early morning coffee on the balcony. The lounge area has a Smart TV. Complimentary wifi is also provided. Stunning blue ocean views can be seen from every angle on this level. The ground level comprises of double-sized garage and laundry room. Internal stairs will then lead you to the first level which consists of Master bedroom ensuite. The large master bedroom flows to an undercover private deck with day bed and views of the pool. This bedroom has a walk in wardrobe and spacious ensuite. There is a 2nd bedroom with Queen bed and separate bathroom. The bedrooms have air conditioning and ceiling fans. Crisp white hotel grade linen and towels along with plant based products complete the hotel feel of the home. Beach towels and beach equipment are also provided for your use. The large 25m lap pool (shared with another two town houses) with shallow end is located to the rear of the property and is surrounded by lush tropical gardens. This is the perfect place to read and relax your worries away for the afternoon. There are pool and beach equipment for your enjoyment along with magazines and books. Sunshine Beach Village is a short five minute stroll away and is filled with award winning restaurants, cafes and alfresco bars along with the very child friendly Sunshine Beach Surf Club. Hastings Street and Noosa Heads are only a quick 5 minute drive away and Noosa River is an enjoyable 7 minute car journey We can also organise baby equipment hire to be delivered to the house prior to your arrival. Guest access As my guest you will have access to the entire property (however there is a third bedroom which remains locked off for owners personal storage), double garage, laundry and pool area. Other things to note **The property is suitable for a Maximum of 4 guests. Pets are not permitted: Due to our Body Corporate bylaws, pets are not permitted for Short Term Accommodation. Noosa Council Local Laws & Noise Restrictions Our local council have passed new laws for all holiday accommodation properties in the Shire from the 1st of February 2022. The laws are mostly in regards to any type of excessive noise that will disturb our residential neighbours at any time but especially after 10pm at night. Excessive noise is deemed as loud talking, laughing or singing as well as loud music or screaming and shouting. Council have a 24/7 complaints hotline for residents of Noosa and a security team member will need to respond to complaints with 30 minutes, either via phone call to you or a visit to the property. If this occurs during your stay the charge for the call / callout will be submitted for payment to the main guest. Please remember these are not our individual host rules but are Council laws which we must respect to keep our holiday management rights for the property. These are reviewed annually and will be declined if complaints are made. These laws also include lights being left on at night, excessive car parking (or parking on front of neighbours properties) and use of other residents' bins. Please ensure that you are aware of these laws as they have been agreed to in our terms and conditions. For your stay we provide a starter pack of basic condiments. Linen and towels including beach towels are provided for the amount of guests staying. If you require additional linen, towels, or cleaning services during your stay, please contact us before you check in, and these can be provided at an extra cost. Please note we are located in tropical Queensland and share our home with local wildlife and insects. We ask our guests to respect our habitat and understand that our environment will differ from what they are used to. Please understand we are unable to control or change the animals and insects that live in the area. Please ensure the sun umbrella at the pool is closed when not in use. Strong winds or bad weather can cause it to blow over and get damaged. (Average winter temps are between 20 - 25 degrees during the day). Please ensure you do not place hot items such as pots or fry pans on the kitchen counter tops or wooden chopping board, this can easily damage them beyond repair. There is a SS cooling rack in the kitchen for these items to be placed on. Thank you. Sorry, our home is not suitable for schoolies or groups of people. Under Noosa Council law there is a very strict no party policy.
