Private Family Room with Bath near Maginhawa

Private bedroom with private bath in a 4 bedroom, 3-story townhouse, with a balcony and lounge area. The ground floor sitting area, dining and kitchen are common for all guests in the house. We are 3 to 5 minute walk to the heart of Maginhawa and Malingap Sts. and minutes away from UP Diliman. The space Please be reminded that this is an Airbnb listing and not a hotel. Please read all the description and house rules thoroughly before booking . We are constantly updating/rearranging furnitures and decor. This is your own modern private room with ensuite bath located on the 3rd floor. Not ideal for those who don't like climbing stairs. Parking: Can fit one sedan car. May be a bit small for SUV's and vans. We can reserve a parking slot on the street for these vehicles. Maximum of 2 vehicles are allowed (one in the garage and one on the street). Occupancy: This room is perfect for two adults and two children but can fit a maximum of three adults (with an extra floor mattress, subject to an additional charge). Bedroom: There are two double-sized bed with hotel-quality sheets, a study table/corner. The bed is sanitized with UV light after each use. The room is equipped with an electric kettle with coffee and tea. Towels, iron, hair dryer and emergency lamp are also provided. Bath: Has a shower (hot and cold water) and toilet with bidet. We provide towels, shampoo, body wash and hand soap. Kitchen: Equipped with refrigerator, microwave, ceramic stove, air fryer, oven toaster, rice cooker and coffee maker. Coffee, tea and snacks and condiments are complimentary. Basic cooking equipment is available. We also provide filtered drinking water (we use a home filtration system). Dining & Living Area: The 6-seater dining table and living room are for all guests. There is a bathroom with shower also on the ground floor. Internet: Our subscription is 150 Mbps. But as with any local internet providers, the connection is erratic especially on a bad weather. Please manage your expectations =) TV: All rooms are equipped with a smart TV. Netflix is available (please don't log out to use your own account); local TV can be accessed via youtube in our smart TV Guest access Parking: Can fit one sedan car. During your stay Our house is just nearby, but I may not always be home. Our house manager will happily assist you with anything. I can be reached easily via text message or through Airbnb. Other things to note NO PARTIES, WEDDING PREPS OR PHOTO/VIDEO SHOOTS ALLOWED. Please reserve the entire house for these kinds of activities. Noise: The dogs of our neighbors in the street are all friendly (and cute) but they may bark every now and then especially at night. Gate closure: The gate on one side of the street closes at 9:30pm to 4:30am everyday. Instructions on how to access the street will be given upon booking. Please communicate your arrival plans clearly. Please also answer the pre check in questions honestly (tell us why you're in town, number of guests, etc.). CCTV: we have one CCTV inside the living room facing the door just so we can be notified of your arrival. ***FREQUENTLY ASKED QUESTIONS*** What does the cleaning fee cover? Cleaning fee only covers the cost of preparing your room before check in. It includes the cleaning products, bedsheets, towels, slippers, coffee, tea and our time. It does not include cleaning during your stay. Guests still have to clean up before checking out. Is early check in/late checkout allowed? We understand that our check-in/out times are not standard like in hotels, etc. But please keep in mind that we don't have the staff and resources of a hotel to thoroughly clean the entire house in a shorter span of time. If you need to check in very early or check out late, you may opt to book another night. Do you give discounts? There is an automatic 15% discount for weekly stays. Other than this, we cannot give out discounts simply because we can't afford it. Will there be other guests in the house? YES. You will be sharing the kitchen and living room areas with the other guests in the other three rooms of the house. But all rooms have it own ensuite bath. Is the listing available for a long term lease? NO. Not at the moment. Can we settle outside of Airbnb so that we don't have to pay for the service fee? NO. Most especially if we don't know you. The Airbnb platform protects both the guests and host and their service, of course, has a fee (we as hosts pay their service fee as well). Can we pay via bank transfer/gcash/cash? NO. We lose the airbnb house insurance if we settle outside the platform. Hm sis? (yes people actually still ask this) Enter the dates of your stay and number of guests on the reservation panel and the price will automatically show (it will include the Airbnb service fee that I actually don't see on my end)
