Newton Hall Farm cottage on our working farm; idyllic if you like mooing, and twit twoos (resident barn owl opposite). It’s mainly quiet, with a good-sized private, south facing garden with views of fields behind, with access to country walks. The farm is your neighbour and you are in the countryside with all that goes with it. Hot tub on the patio with plenty of space for barbequing. Fenced garden, safe for small children and dogs. Off road parking (2 cars max). Free WiFi. The space There’s a drive with parking for 2 average sized cars and a front garden. Walk round to the back where the enclosed good-sized garden is and patio. Luxury hot tub, patio furniture, bbq and chimnea for cosy nights outside. Inside, there’s a spacious lounge with large settee and Amazon fire stick stream digital tv and DVD player, and a wood burner for cosy nights in. A family sized kitchen/dining room with everything you need. It is perfect for a work station if working from home. It is also set up for families with high chair, travel cot, stair gate and plastic tableware - (pre-arrange the high chair or travel cot). Upstairs, bedroom 3 has the bunk beds (2 ft 6 inches width, not suitable for a larger adult guest). The top bunk has a memory foam mattress and bottom a good quality spring one. Bedroom 2 has a lovely double bed, tv and closet style cupboard for storage. The master bedroom has a king-sized bed, open wardrobe plus other storage furniture. *If you are mobility impaired or a vulnerable guest in anyway, please be aware that if the downstairs was engulfed with fire, and the front and back doors were inaccessible, the upstairs escape route would be through a window and using a safety ladder. Please consider these facts before booking our cottage.* The cottage is very cosy and warm with oil fired central heating, wood burner and plenty of hot water. There is an electric shower over the bath with vintage hand shower tap. The cottage has a quirky vibe and is a lovely place to recharge your batteries in a rural setting. We also take longer stays. We accept a maximum of 2 dogs but you must message first as it is on a case by case basis. It is a perfect location as a base for your days out as 15-20 minutes in the car to Lytham St Annes, Blackpool and and hour to the Lakes. Perfect accommodation for wedding guests at Ribby Hall and Bartle Hall or just for a quiet chilled weekend away, relaxing in a hot tub. We are 5 minutes from Ribby Hall where you can buy a day pass for the pools, indoor play areas and gym. The outdoor play area and woodland trail are free to anyone. There’s animals to see and many extra activities like climbing walls and boating that you can pay for. Also, plenty of restaurants and cafes for anyone to use. Guest access The full cottage is for your use only plus hot tub, gardens front, back and drive. No parking at the front of the property as it is still part of the farmyard and a farm access but there is plenty of room on the drive for up to 2 cars. Free Wi-Fi is available for unlimited use. Other things to note The cottage is only let to you and no one else, but if you want to invite a friend over, please let us know in case of a fire then we know how many guests there are. Parties are not allowed at all as this is not what the cottage is for and if you do have a party, you will be asked to leave immediately. We are only across the farm yard so we will know! We like to look after our cottage and our neighbours! The farm is your neighbour so there will be some mooing and tractor noise but only what is expected. If you want to bring a dog, please message me before booking as it’s on a case by case basis, with a maximum of 2 dogs and we do not accommodate puppies. We provide a dog towel, spare bowls and bed. You can clean dirty paws at the outside tap. We don’t provide a cage. Dogs are not allowed upstairs and if there’s an excessive amount of dog hair upstairs on the beds, I am afraid that you will be charged an extra cleaning fee! If they are used to jumping on the settee, please do not allow unless you bring your own dog throw as scratching paws damage the leather settee, we hope you understand. There’s an outbuilding where we store the bbq and garden furniture for your use. You can also store bicycles in there as it is lockable and the key is provided. A wood basket is provided for the stove or fire pit and there will be some spare in the outbuilding. If you need more, it is £7.50 per basket (if we have it available) please just ask if you are running out.
