A quiet, friendly neighbourhood, backs onto a five-hectare reserve, space for the whole family or friends. Great for wedding accommodation. Has everything you need, including plenty of mirrors for getting ready. Reverse cycle ducted air con, and 2.4 klms to the centre of Mudgee. Mudgee is home to over 50 wineries, 2 boutique breweries, fantastic restaurants, street-side cafes and art deco buildings. The space You will find tea, coffee, sugar, milk and butter in the kitchen, along a complimentary bottle of wine. The pantry also has a few basics like flour, sugar, rice, sauces and spices. There are four bedrooms all with queen beds (main with en-suite), an open plan living, dining, kitchen area, a separate lounge area with a pool table, and internal laundry with washing machine and dryer. The house backs onto a reserve, so when you sit out on the patio early in the morning you can hear the birds singing .... it's wonderful. As the sun goes down, you can watch the yellow-tailed black cockatoos in the trees behind the house. It's a very quiet neighbourhood. It's fantastic sitting out by the pool in the evening, either in the summer for a late swim and a glass of Mudgee wine or in the winter with the fire pit, blankets and toasted marshmallows. Please note the pool is not heated, so you won't be able to swim approximately late April through to early September ... unless you're a polar bear. The house has plenty of interesting pieces of art mostly by local artists, there's a range of books, board games, a chess set etc and a pool table. The yard is fully fenced Please message me if you are looking to bring a dog on holiday with you so that I can consider this. Strictly no animals in the pool or inside the house. The house is fully ducted with reverse cycle air conditioning, so it's cool in the summer and warm in the winter. All beds are fitted with electric blankets and there's a fire pit out by the pool if you want to sit outside during the winter. The kitchen has everything you need, including a gas top and electric oven, toasted sandwich maker, slow cooker, electric frying pan, teapots, cake stand, serving platters, poolside dinner set and much more. Lawn maintenance is managed by Ian and Lisa, but if the mood takes you, please feel free to water the plants, weed or cut yourself some roses. Guest access You will have access to the whole house except for an attached external room which is used for storage. There is plenty of parking in the driveway and curbside. Other things to note Mudgee is known for it's great wines, great food and fantastic hospitality. There are plenty of restaurants and cafes, boutiques and interesting places to visit.
