Beautiful big Victorian in Noe Valley, one of the most popular, cleanest, safest, accessible neighborhoods of SF. Easy stroll to restaurants, shops, cafes, Sat. farmers market, Whole Foods, kids parks, Dolores Park, Castro, Mission & public transportation. *(PLEASE BE AWARE THE 3RD BEDROOM IS CONSIDERED A DEN/office, as it is tandem to the main upper bedroom (one must cross through it to access the main upper bedroom.) *WE RECOMMEND TRAVEL INSURANCE FOR GUESTS FOR MORE FLEXIBLE CANCELLATIONS* The space We are long time super hosts with a great track record, offering an amazing space to tons of guests for work and leisure. We look forward to hosting your stay! This airbnb space lives like a 2-level fully private residence, it is part of a Duplex. Per city guidelines please note the following disclosure: “Owner lives within the residential unit with guests during their stay and that owner and the guest(s) will be sharing the residential unit at the same time.” However please feel assured that the listed space includes only private living areas/rooms and guests have exclusive use of the kitchen during stay. No interior areas offered in the listing will intersect with owner. (Owner lives on the property as well, however goes above and beyond to ensure guests feel like they have a fully private home, as the owners rooms are locked off from any guest spaces, with her own private quarters/private entry). We make interactions simple and contact-less for guests’ privacy, unless necessary or requested otherwise by guest. Our guests’ well being and comfort is a priority. *Please be aware the 3RD BEDROOM IS tandem to the main upper bedroom (one must cross through it to access the main upper bedroom). It is spacious and has a bed, but may be considered an office because it isn’t as private as the other bedrooms, it is in-between the rear main bedroom and the central hallway/bathroom. There is also a living room downstairs that DOES HAVE a memory foam futon plus a privacy door, and thus has the option to be closed off and used for private sleeping quarters and additional private bedroom if needed! This home can essentially function as 2 to 4 bedrooms if needed! IMPORTANT! Before you book, please be advised and note the following: There are neighbors sharing a wall in the next door unit of the building. Please no gatherings, noise, exceedingly loud conversations, music, etc after 9pm, although official quiet hours are from 10pm-8am. We do not allow parties or large gatherings at any time of day, we ask that our Airbnb guests do not invite their own unregistered guests, especially without written approval. This is a No smoking household. Please, No smoking on the rear or front porches. (The rear outdoor spaces are deeded to the other building occupants and not included in the listing). We apologize for any inconvenience. The rear is only for emergency exits. Smoking only permitted on the sidewalk in front of the house, outdoors and not near windows and doors as there are young children and people with sensitivities in the building. (The rear porch, backyard and deck, as well as the pantry behind the kitchen, are not available for guest's use, deeded to the other tenant/occupants of the building. Rear door and rear stairs are only for emergency exit). We respect and value our neighbors, as well as each of our guests. Please be courteous and respectful of others in the building. Please refer to all house rules/house manual. If any of the rules don’t align with your travel needs, we understand that it may not be a good match, and also respectfully encourage you to clarify any questions prior to booking. The home is a large 2-level unit, part of a duplex. This listing is for a fully private space that will NOT intersect with the owner. It includes 2 full bedrooms plus a large bonus tandem room/office with a bed that can be used as a 3rd bedroom, and 2 full bathrooms. (There are living quarters behind the kitchen which are Walled off/separated for owner and are not for Airbnb/guest use). The main level: -1 large bedroom -1 very large living room with comfy futon couch/bed and sofa. -Down the hallway is a full private kitchen. -1 full bathroom in hallway. (Note The bedroom and living room are connected by a French door, but each room has its own separate entry from the hallway, each door can be locked. Both rooms can be private, or opened to be connected, each have their own separate doors to the main hallway, so the living room can also be used as separate sleeping quarters for guests without intersecting the bedroom). The upper level: -Remodeled bathroom; -Large tandem office/den set up as a 3rd bedroom with a big work desk/chair, double bed, and streaming TV; it connects to the main upper bedroom. -The 2nd (main) upper bedroom has city views, streaming TV, a double bed, a chaise lounge to relax, plus a real memory foam mattress rollaway (full sized TWIN) bed in the closet in case the bed is not large enough for two, (Note there is another locked room across the hallway that is reserved for the owner and not included in the listing or available for guest use). The kitchen is remodeled, and includes the eating area with table. There is a coffee maker, tea kettle, toaster and counter mini oven in addition to the range/oven. We request guests leave the kitchen, stove-top, and all appliances tidy upon departure, and wash any used dishes. Coffee, creamers, sugar and tea are available, as well as basics such as cooking oil, salt and pepper. Whole Foods and corner store are nearby for anything guests may need. Occasionally it may be possible certain items are not replenished after the previous guest, we do our best to stock the essentials but cannot guarantee. Although we have children and grandchildren of our own and love children, the home has no child safety measures, and not considered child safe due to multiple steep staircases. We don’t recommend very young children/infants, please use personal discretion and understand that having children is at your own risk, and bring your own safety items like child gates for stairs. Please disclose if traveling with young children, we may require a general signed release of liability in that case. Please no infants or young children who are not sleep trained. We have downstairs neighbors with noise sensitivities, as well as on the other side of the kitchen wall. THERE IS NO PARKING ON SITE AVAILABLE, however, feel free to inquire about parking permits with us. Occasionally we may have day parking permits available which may be purchased by guests, these are first come and first serve basis, cannot guarantee availability as the city only allows a set number per year that we may buy. Street parking is typically limited to 2 hour parking on most streets, between 8 am and 6 pm, on most streets with some exceptions until 9pm. Some streets have morning street cleaning as well and subject to citations. Weekends are typically excluded from these rules and do not typically have these time limits so cars may more easily park on the weekend typically. PLEASE* do your own research if traveling in a car, as parking regulations are subject to change by the city and we may not have up to date information. Public transportation (muni and Bart trains, buses) as well as Uber/lyft type services are all easily accessible and very close, a car is not typically essential to explore the city, and can even be a burden to deal with in San Francisco. There are smart streaming-only TVs in the bedrooms and office/den, typically may need to log in to Netflix/Amazon etc or use existing apps in TV. Please logout upon departure. There is no cable television service. There is also an HDMI cord upstairs one may hook up their own laptop. Note there is no available yard, rear porch/deck included in this listing for guests to use, except as emergency exit. (It is very common in San Francisco for homes to not have yards). ****OWNER STAYS IN THE ROOM BEHIND THE KITCHEN WALL, SEPARATE ENTRY, NO INTERACTION WITH GUESTS UNLESS YOU NEED US. ALSO, WHEN NOT OCCUPIED BY GUESTS, THE OWNER OFTEN USE THE SPACES LISTED. THE OWNER IS HIGHLY ALLERGIC TO ANIMALS AND STRONG FRAGRANCES. PLEASE NO ANIMALS OR USE OF ITEM WITH STRONG SMELLS OF ANY SORT FOR ANY REASON. PETS ARE NOT ALLOWED FOR ANY REASON DUE TO HEALTH OF OWNER. We cannot offer exceptions for common illnesses or testing positive for covid, which is why we recommend travel insurance if you so choose. Please note the 3rd bedroom is a large tandem den/office, so not as private as the other bedrooms but is a totally usable sleeping area with bed, workspace, and tv. Please be aware, this is an older building and not a hotel. It has typical and normal signs of wear and tear like any home in the area would have.
