Hedged and Gated 3 bedroom home in Prime West Hollywood Location. Hangout in your front garden and feel like you've left the city after exploring all the best parts of LA in this wonderful neighborhood. The space I insist on a clean space, so staring February 2026, I've made it standard practice to have the house cleaned once by one cleaner and then inspected and cleaned again buy another cleaner, to ensure nothing is missed. I’ve owned this house since 2014. It’s my happy place and I think you’ll enjoy it too. The house location is a major draw. We’re located just off Melrose on one of the side streets. The area is filed with shopping and restaurants. Melrose place, the Grove, the Fairfax district, La Cienega, Santa Monica Blvd, Sunset blvd, 3rd st and Beverly Blvd are all within walking distance. Beverly Hills and Hollywood are a short drive away. Going for walk to explore around the neighborhood is one of my favorite things to do. Although the house is very private with a gate and hedge, it is close to Melrose and there is some road noise that can be heard. Although inside the house is quiet, you can hear some street traffic when sitting outside. Speaking of outside, the front garden is the real attraction of the property. The garden is surround by a beautifully tall, private hedge which extends around the whole lot. Several tropical plants, lime trees, palm trees and quick drying artificial turf make the experience feel like you’ve left the city. I love spending time out there at all parts of the day: morning coffee, catching some sun, and evening drinks. There are several white Adirondack chairs setup to sit and relax. We have lights come on in the evening which add to the ambiance. The house was built in 1929 and is 1800 sq ft. This main house is one of two properties for rent on the lot. The other is a guest suite attached to the garage and is rented out separately. The outdoor areas are also split accordingly. I ask the main house guest to enjoy the front yard and guest house guests to enjoy the back area. The house has been thoroughly renovated, with the kitchen receiving the most recent update in 2019. All new appliances, countertops, flooring, tile and custom wood shelves. It's fully stocked with all the small appliances, cookware and utensils you'll need for all types of cooking. A window over the sink faces the hedge and gives it a nice backdrop. The dining room is adjacent to the kitchen with an oval table and six white Eames chairs. Lots of natural light fills the dining room which faces the hedge and garden. The living room is really nice, bright and big and looks out onto the front garden. There are two large Restoration Hardware couches, a genuine Eames chair with ottoman and a cool hanging chair. A white desk is situated on one end of the living room which is great if you work from home. There’s a 50” flatscreen with Netflix and Apple TV. There is a fireplace but it’s not used. Onto the master bedroom. It’s fairly spacious with a Restoration hardware bed and Westin heavenly mattress. A white night stand, a queen pull out couch from Crate and Barrel, a locally purchased maple dresser and a walnut desk with two monitors round out the furniture. There’s a 50” flat screen on top of the dresser with an Amazon fire TV. This room is great for sleeping in after the sun gets up thanks to the blackout blinds. There are two closets one of which is locked and the other is available for use. There are towels and extra bedding. The master bath is across the hall from the master bedroom and has a glass door and tiled shower with a head high and body level shower heads. A vanity, soaker bathtub and toilet complete the bathroom. The 2nd bedroom has a Crate and Barrel queen size bed with down duvet, white side tables, and lamps. A 50" TV sits on top of a blue dresser facing the bed. A large wood shelving unit provides ample storage. There is a closet available, but part of the closet is also locked. There is a newly renovated half bath, with marble floor and walls, pedestal sink and toilet in this room. Blackout window coverings cover the windows in this room which look out onto the back yard. The 3rd bedroom had 2 single beds which can fit adults just fine, but are more comfortable for kids. The room is bright with a couple windows looking onto the back house and the hedge. There is an ensuite bathroom with tiled and glass door shower, vanity and toilet. This bedroom also has a small walk in closet. Laundry is available and accessed from the outside of the house. This laundry is shared with the guest house rental. Wifi is available and we have a couple access points in the living room and in the front garden so those will have the strongest signals, but it works well everywhere. There are two Nest cameras monitoring the outside of the property. One aimed at the front driveway gate, man gate and partial yard and the other aimed at the back yard and driveway. Parking is available on the street side of the driveway (see last listing photo) where you can partially overlap the sidewalk and do not need a permit. There is also a street parking permit available for a second car. There is no parking available inside the gate. Guest access There is a bus stop 1 block away and street parking is available with a parking pass we supply. Parking on the property is not permitted.
