The small village of Luxulyan is a short walk away which benefits from a village shop open 7 days a week and a friendly pub serving great food. Located less than 10 minutes drive from the A30 the property is a stone's throw from the Eden project, the beautiful Luxulyan Valley and close to fantastic beaches. If you're after the benefits of a peaceful retreat together with great connectivity this is it. The space Bodiggo Farm Stables is a sympathetically renovated self contained stone barn conversion located in a peaceful rural setting. This cosy property benefits from a fully equipped kitchen and lounge / diner with sofa bed. Upstairs there is a large bedroom with king size bed and separate adjoining bathroom. The sleeping arrangements can comfortably accommodate 2 adults. There is also a sofa bed available in the lounge to accommodate 2 extra guests if necessary although please note that the property will be quite full with 4 adults. Up to a maximum of 4 guests comprised of adults, children, toddlers or infants can be accepted within the property. We can provide 1 travel cot including a sheet for the upstairs bedroom. The bedroom will however comfortably accommodate 2 travel cots if you wish to visit with babies / toddlers if you are happy to bring along an additional travel cot. At the rear of the property is a fully fenced garden and patio complete with garden furniture and barbecue. For the walkers and cyclists amongst you Luxulyan is also located directly on the Saints Way and National Cycle Network Route 3, the "Cornishway". The property also benefits from its own padlocked shed to store bicycles and equipment if required. The A30 is less than 10 minutes drive away so connectivity to the rest of Cornwall is great making this an ideal base for exploring. In the immediate vicinity the world famous Eden Project is less than 3 miles away. Lanhydrock house and gardens are also very close by and the beautiful Luxulyan Valley (World Heritage Site) is on your doorstep. The historic port of Charlestown, picturesque fishing villages of Mevagissey and Fowey and the Lost Gardens of Heligan are a short drive away. Guest access Bodiggo Farm Stables are completely self contained. The property benefits from a good sized fully enclosed rear garden which is both dog and child friendly. Other things to note We welcome guests with a maximum of 2 dogs. The enclosed rear garden is ideal for allowing dogs to stretch their legs or children to wear themselves out. There is a charge of £20 per dog per stay. We are only able to accommodate up to 4 guests. This includes toddlers, infants and babies. We feel the place is ideal for couples and families but a little small for 4 adults.
