This new, modern, 4 bedroom property is a spacious, beach themed house, extremely well equipped and is only a 10 minute walk from 16th Beach. It's nestled amongst the Moonah trees, yet only a short drive away from all that the Mornington Peninsula has to offer. The space There are two wonderful living areas, one attached to the main kitchen/dining area and the other, a cosy, welcoming area at the front of the house. The main living area is bathed with magnificent sunlight with an outlook of trees. The other living area has plantation shutters, a comfortable couch, 75 inch TV/Netflix and points to connect consoles. Wifi and Netflix available on both televisions. TV 1 - 75inch, TV 2- 55 inch. There are 4 bedrooms. Sleeps 9 BED 1 with queen bed and a stunning full ensuite. BED 2 with queen bed BED 3 with bunk, double/bottom, single/top. BED 4 with queen bed All linen can be provided for an additional cost, fitted sheet, doona cover, pillow slips including 1 towel per person at $30 per queen/double bed and $20 for single, two tea towels are provided. Beach towels are not provided. There is 10 seater heated spa to 38 deg inbuilt into a rear decking surrounded by a secure glass pool safe fence for kids. The spa is preheated, and no adjustment is required during your stay. There is an instruction manual, explaining how to use the spa, and I can provide assistance if needed via phone contact upon arrival.. If any components or dials are broken upon your stay, additional cost may be incurred. There is gas ducted heating and a split system air conditioner in the main living area with ceiling fans fitted in every bedroom. The property is not suitable for end of year school celebrations or noisy groups. Strictly no schoolies. This property is suitable for families, quiet couples and friend gatherings. Smoking is strictly prohibited inside and outside the property. There is an additional $50.00 fee if the BBQ is not cleaned properly after use. Strict dog conditions. If the property has accepted your request for a dog to stay these are the following conditions. 1. Please bring your own dog bed . 2. Please ensure you leave the property free of any dog hair and you are also required to clean up the garden after your dog. 3. If there is any evidence of dogs going on couches or beds, there will be a additional cost incurred. 4. Please be mindful of dogs barking and possibly annoying neighbours. 5. A maximum of two dogs per booking. Guest access All areas except the walk in robe and linen cupboard. Other things to note Please park inside double garage and on driveway. There is additional parking bay directly in front of property. Please do not park in front of other adjoining properties.
