A perfect coastal getaway, very central, well equipped and furnished to a high standard; an ideal base for families or couples with Beachfront, Pier and Town centre a few min away. This new apartment is comfortable yet stylish with a 'beach house' feel. Open-plan lounge/kitchen/diner. Kitchen includes an electric oven and hob, fridge/freezer, dishwasher and microwave. Two lovely double bedrooms, spacious bathroom, with shower over bath *Balcony*WIFI*Secure Parking*Family Friendly *Next to BIC The space ***During the low season from January to March, the nightly rates are reduced. Therefore for this period guests are required to have established AirBnb profiles with a minimum of 2 very good reviews.*** Positioned in a superb clifftop location, the brand new Coast apartment building is designed around a private landscaped courtyard with views towards the sea and only a few minutes walk to the beachfront, Pier, garden, main attractions and town centre of Bournemouth. ((Please note: During peak season - August until September - we have a minimum stay of 6 nights, check-in only on Friday, this might change nearer the time if dates are open, rest of the time 2 night minimum stay apply)) The stand out feature of this apartment is the bright and spacious open-plan living/kitchen area. From the living area you can access the balcony with sea glimpses and views towards Bournemouth town centre. There is a fold up table and two fold up chairs on the balcony. The property is used regularly by the owners and therefore features all the comforts of home for a young family as well as couples or friends looking for a comfortable and relaxing stay. * Living area Furnished with a 3 seat sofa and 2 comfortable armchairs, foot stools and soft throws. The dining table seats 4 people, there is an extra chair to fit in one more if needed. * Kitchen Well equipped kitchen. Kitchen appliances include electric oven and hob, microwave, hand blender, fridge/freezer and dishwasher. Plenty of cutlery, crockery and cooking equiptment provided. There is also a handheld vacuum cleaner and a washing machine (located in hallway utility cupboard). * 2 Double bedrooms, 1 King and 1 Double bed. Lovely restful spaces with comfortable beds, fresh "soft touch" linen, coverless duvets (washed after every stay) and wardrobe and chest-of-drawer storage. There is a full length wall mirror in the main bedroom. Extra sleeping space is available on the sofa-bed if needed. Please advise us beforehand if you intend to use the sofa bed in the lounge as a bed if your party consist of 4 guests or less as we need to provide additional bedding. Early check-ins and late check-outs allowed whenever possible. * Family Bathroom with full size bath and shower over bath. Fresh towels are provided. Other features * Electric central heating * Video Door Entry System * Automatic Fresh Air Ventilation System * Wi-Fi * Smart TV with Netflix, Youtube, BBC iplayer Freeview, Radio, etc. * Variety of books and games * Travel cot with bedding, Ikea high chair, large changing mat, big variety of toys, children's books. Please request to use this in advance. * Steam Iron & table top ironing board * Hair dryer and hair straighteners * Shower and hand gel provided as well as cleaning aids and tea towels. * Black-out curtains in both bedrooms. * Blinds in living area. * Two Tower fans * Secure storage unit for bicycles in the underground garage (CCTV cameras in garage). *Minut “privacy safe” smart home sensor Parking and access: Guests have use of one allocated parking space in a secure private underground garage, with access to a lift or stairs which takes you up to the ground floor apartment. Further pay and display parking is available at the back of the building (Beacon road car park) or in the BIC building. This apartment is a self-contained unit within a block of residential and holiday apartments. There are no steps to the property from either the pedestrian or vehicle access. Guest access The entire apartment is for our guests use. Other things to note We ask all new guests to confirm that they have read below before we accept a bookings request as this is important information for your stay. * Whenever possible we are happy to accommodate early check-ins and late check-outs. This is dependent on the bookings calendar and cleaning arrangements so can only be advised the day or so before check-in and check-out. * There is only one set of keys and a fob to enter and exit the building. We recommend that you leave the keys in the key safe when you go out. Should your party go in different directions it is best to leave the keys with the last person in the flat. Use the Video Door entry system to "buzz" people in and out. *There is a strip of undeveloped land beyond the balcony, which is not the most scenic view, however it does allow for privacy and a certain level of peace and quiet. At night you can see the lit up skyline. You can see the ocean towards your right when you stand on the balcony, however please note that this apartment is not promoted with any views. There are however lovely views all round when you go to the communal terrace. *White blinds has been fitted in the living area (not showing on pictures) *There is always a potential for noise which is out of our control. As it is in a very central location you will hear noise from the street once you open the windows and doors to the balcony, however due to the unique automatic air purge vent for continuous fresh air circulation in the flat you do not really need to open the windows and when the doors and windows are shut the noise should not bother you at all. We have had one occasion where guests could hear bass sounds from a nightclub behind the tall Hilton hotel which we assume was due to the particular DJ playing that night and the direction the wind blew, however we have stayed in the apartment ourselves over new years eve and did not find the noise from all the celebrations around town troublesome. Neither we nor our guests have experienced excessive noise from neighbours adjacent or above during any of our stays in the apartment but if it does happen that you have trouble with outside noise from either source there is unfortunately nothing we are able to do about it since the glazing is not 100% sound proof. * This is our holiday apartment which we use frequently. You will find a few hidden bits that are marked "private" throughout the apartment. This however does not impact any wardrobe space for guests. * Coast is located on a cliff top so there is a slope up to the apartment from the town centre and beach. There is however longer but more even roads to get to the beach and lift to the beach. Please ask for advice if this is a concern. * NO SMOKING allowed inside the flat. If you smoke on the Balcony please make sure all the doors and windows are closed. Please do not throw any smoking tips over the balcony or on the artificial grass (please bring your own ashtray as we do not provide this at all). * No BBQ’s are allowed on the balcony *There are fire safety instructions and other info in the hallways of the building, please take care to read this. * We prefer for guests not to change the heating on the programmed setting but if you do change it during your stay please change it back to 19 degrees before you leave. *Strong Smells: If you have made or warmed up strong smelling dishes like curry, fish, etc please use the extractor fans and “air” the living area if necessary by opening up the balcony door and windows for a while. * Check in: We give very clear instructions on how to check in, most guests are fine with it but there are the occasional guest that finds it a bit daunting. So before you book, please be aware that to check in you will need to park your car in the road next to the underground garage, then you need to walk around the building (very short walk) to retrieve the keys from the Key Safe. Then you need to walk up the stairs (right next to the key safe) and enter the building and retrieve the garage remote (it is too big for the key safe). Then you need to make your way back across the courtyard to your car. This should not take longer than 5 minutes if you follow the instructions. If you are going to mind the hassle of doing this and mark us down on the review for check-in this might not be the right place for you. * Stained towels: We provide a black towels (in the bedroom cupboards) that MUST be used by anybody who wears makeup, or for anything else that can possibly stain our towels. If the white towels provided are stained and we are unable to remove this with a 90 degree wash with Vanish we will ask you to pay towards replacing the towels (so please take care to rather use the black towels if there is a possibility of staining the towels). * Possible Cleaning Surcharge: We take great pride in providing a very clean and comfortable stay for our guests as you would notice in our reviews. To provide this we spend about 4-5 hours doing a very thorough deep clean and prep after each stay. Should we need to spend more time because guests have not done any general cleaning, tidying up after themselves or waste removal we will unfortunately have to charge an extra £15 per extra hour of cleaning. To avoid this we ask to kindly leave the apartment as you found it. We have had a few unfortunate times where the apartment was left in a terrible state, hence this notice.
