Primarily a family home, with all the quirks & charm associated, this home has been lovingly decorated with vintage & designer pieces. Situated in the centre of North Berwick, this property is a 5 min walk to the beach, high street, train station and world renowned golf course. There are 6 bedrooms/2 reception rooms & large garden. 3 mins walk from the station it's an ideal base for the Edinburgh Festival and Fringe as well as Fringe by the sea. Pls read the description carefully The space This property is an ideal base for families or golfing parties with six bedrooms, a stylish TV room and a large formal drawing room. The master bedroom has a super king size bed and there are two rooms withUK king sized beds (one with small ensuite shower room) . There is also a twin bedded room and two single bedrooms with standard double beds. A recently fitted, modern kitchen has all the amenities you could need for your stay - induction hub, steam oven and combination microwave oven - as well as a dining table that can seat up to 10 people. As a family home, this property is extremely comfortable but there will be mementoes of family life such as photographs, toys and some clothing in drawers - we will ensure there is adequate storage for a weeks worth of clothing in each room. I cannot emphasise enough, if this set up doesn't work for you and you are uncomfortable with a lived-in, homely vibe, please choose somewhere else to stay. If you like 5* hotels lacking personality and are bringing your white gloves you would definitely be happier somewhere else 😊. If you like carefully sourced interiors and eclectic rooms this base is ideal - however if you want perfect paintwork and pristine carpets this may not be ideal for you. As a Victorian period property this house is not immaculate - it has all the bashes and bumps of a large family home so don't expect perfection! My interiors are intentionally shabby chic and maximilist - for example carefully sourced antiques - please see the pictures. We love having like-minded people to stay and you will be incredibly welcome. We have been blessed with lovely guests who have become friends which is just how we like it. After a hard day on the beach or on the golf course, you can curl up either in the cosy TV room on the large sofa or sit in front of an open fire in the drawing room. We even have a drop down screen and projector for the tech savvy! We can provide a high chair and cot for the younger family members. We have a table and 8 chairs for eating outside. There is a large enclosed trampoline to be used at guests own risk. There is a summerhouse in the garden but I am afraid this is not available for guest use as we keep our personal belongings in here. Guest access The entire property with the exception of the garden room and shed. A key to the shed can be arranged if asked in advance. Other things to note Please treat this home with respect, be sensible and respect our neighbours. No pets on furniture or upstairs please and no loud parties/hen parties etc. We have a busy road at the front of the property but have put a padlock on the gate for the safety of our own toddler. We access the property from the rear.
