Welcome to my home and thank you for your interest. It is my commitment to make you feel welcomed as if you were at home. The apartment is fully available. It is newly renovated, cozy, bright, furnished with warm and cheerful colors, parquet, Philips HUE smart lighting, first floor with elevator. 2.5 Gb Fiber Wi-Fi, workspace with printer/scanner, air conditioning, central heating, double glazed windows and hot tub are available. The space The house is arranged in an L-shape, with parquet flooring. The entrance leads directly to the study with a work table, ergonomic gaming chair and printer, a sofa bed for one and a half, a bookcase and an additional coffee table with an ergonomic office chair. There is also a large shoe cabinet with mirrored doors and a space for jackets. The study allows privacy through a sliding curtain (currently removed, but I can put it back if you wish). Next to the study is the bathroom with a whirlpool tub, decorated with a lawn and flowers with hand-painted tiles. Above the washing machine you will also find USB sockets. A washing machine, two drying racks, and clothespins are at your disposal. The arched entrance takes you to the living room, furnished in shades of red and dark brown, with a French window and balcony, a double sofa bed, chairs and a round dining table, a 3D DVD/blue-ray home-theater player and a variable color LED lamp, which helps to create a cozy atmosphere during your relaxation. In the room there is also double lighting with white LED light, both with the central chandelier and with perimeter strip with adjustable intensity with remote control (from soft light in the evening/night environment, to intensity at 1/4, 2/4, 3/4 and maximum according to your preference). The room is connected to the orange kitchen, fully stocked with everything you need to cook. Of course, pots and space in the refrigerator/freezer/cabinets are at your disposal, and you can prepare your meals. Please wash your dishes/load and operate the dishwasher after use: detergent and gloves are at your disposal free of charge. There are 3 supermarkets near the house, two of which are open until 10 p.m. In the cozy double bedroom, in shades of pink and lilac, the bed has a comfortable, practically new, latest-generation memory mattress and mirrored wardrobes. The headboard of the bed has double padding for your comfort (the outer one is removable and washable, and has a pocket on both sides). The lighting is double, both warm light with the central chandelier, and variable colors with perimeter LED strip with remote control. Numerous electrical outlets and light and shutter controls are also accessible from both sides of the bed, above the bedside tables. For your belongings, you have two entire closets, at least two additional large shelves in a third closet and hangers, all in the double bedroom. The blinds are electric vertical descent throughout the house. Electrical outlets are available on almost every side of the rooms, with both normal and schuko inputs. The additional portable air conditioner, Pinguino Delonghi, for use at your preference in the bedroom or in the study/entrance, for 2024 is offered free of charge from 06/15 to 09/15. NEW IN 2024: LED lighting with Philips HUE bulbs is available throughout the house (study, bathroom, kitchen/living room, bedroom), which allows you to appreciate both the color of normal light and customized according to the time of day and your mood/preferences, creating the ideal conditions for your comfort in any environment. Normal lighting is controlled with traditional switches, while smart lights are controlled via your smartphone: during your stay, I will send you the link to register as a user of the smart home and be able to take advantage of all the magic! 🤩😍 Guest access Located in the Manin area, a short distance from all the city's main landmarks. Free parking in the spaces on the street according to availability (no blue zone), or paid parking in the garage 10 minutes away on foot. Free parking on the sidewalk is always available from 7 p.m. to 8 a.m., and on Sundays. Ample free parking 24h at 15 min walk, in front of the stadium (except during matches). The bus stop is located under the house, with a quick and direct connection to the most important central destinations (the 34 with the Principe Station terminal, the 49 with the Brignole Station terminal). Other things to note You are invited to tell me about yourself, who you are, and your expectations before requesting a reservation. I will give you any useful information to make your stay comfortable and pleasant. If you have a (small) dog or a cat with you, their presence is allowed free of charge. Please indicate your pet in the booking message. If requested, a litter box and clean sand are available for your cat (included). The use of an adhesive brush to remove any hair from your clothes is available free of charge. The sofa has some scratches from my cats, the parquet has some scratches and stains. There is nothing of economic value in the house, but everything has sentimental value: please take care of it as if it were your own home.
