EXTERNAL BARBECUE IN STONE Dining room with antique fireplace (only decorative), kitchen (four-fold induction hob, oven, refrigerator, moka and washing machine. Only basic stuff like: cutlery, glasses, cups, salad bowl, plates, pot and pan standard size. Your own stuff is more than welcome. Bathroom (toilet, bidet, shower, sink). One big double bed, one big double sofa bed, and one extra single bed if requested before the stay. Washing machine. Normal capacity : 1-4 people, max : 5 people. For the 5th person we can add an extra single bed right next to the sofa bed, please request it before the check in date, thank you. ---------------------------------- HEATING SYSTEM and AIR CONDITIONING Consumption to pay a part on airbnb, ask for more information. ---------------------------------- INCLUDED: -linens, blankets (winter) ---------------------------------- PARKING You can park your car on the main street for free, there's no traffic and it's safe, thank you. If the street is too tight there is also a big square in Viale Gambacorti. ---------------------------------- INTERNET WI-FI ---------------------------------- PUBLIC TRANSPORTATION: -BUS 80 from/to PISA (30 min), few minutes walk -Train station: RIPAFRATTA (10 min), 1 km away -I recommend renting a car (directly from the airport for example) because it's cheap, practical and that's the only way in Tuscany to discover all nice villages around. -25 minutes away from the airport ---------------------------------- NOT INCLUDED: -towels (unfortunately constantly stolen) -salt/oil/coffee and so on (forbidden by the law in Tuscany) -wood for the barbecue (you can buy it nearby) -detergent for the washing machine -kettle/wine glasses/corkscrew -tablecloth ---------------------------------- ANIMALS: Your animals are welcome, let us know about them before booking, extra cleaning fee. The property has a gate and a fence. ---------------------------------- FIREPLACE: -it's not necessary to heat the house, it's mainly a decoration -it's forbidden to use it (the fireplace is blocked by a small wooden door) because the house is a studio apartment and the smell can last for long, thank you for your collaboration. ---------------------------------- COUNTRYSIDE: My house is surrounded by nature, if you don't feel confortable in a natural environment please do not rent this place; butterflies, squirrels, field mice, ants, mosquitoes, geckos and so on are typical little animals of this area. Like there are many kind of activities and local laws it's totally normal to find some ads where those are not mentioned or already included, thank you. In the chat you will receive all the information before the final confirmation of your reservation. ======================== Other things to note ======================== EXTRA INFORMATION ======================== Furniture and all stuff is constantly renovated so it's possible that some object has a different coulour size or shape compared to the pictures but they are always replaced with something with the same or better quality. It is not possible to call a professional photagrapher for any replacement inside the house; take the images as indicative visual description of the house. There's a gardener who is in charge to clean the hill behind the house, he will just pass sometimes to do his job. ---------------------------------- VENUE My houses are located in the historical part of Filettole at the end of a private courtyard, all three are indipendent houses however they are not isolated from the village. You can park your car for free on the main street. We clearly don't have any control of the neighbours' gardens or of their private properties. My property starts from the green gate at the end of the street. ---------------------------------- NUMBER OF GUESTS We don't accept reductions of the number of guests. It is possible to add extra people paying the difference.
