Lovely room in beautiful Edinburgh home

A beautiful room in a clean and bright flat with, bathroom, kitchen and living room, affording scenic views in a leafy suburb. It is in a particularly nice area with public gardens, a scenic canal and school all within 2 minutes walk. It is within walking distance (1.5 miles southwest) from visitor attractions. Numerous amenities nearby and the city centre is easily accessible by foot along the Union Canal or by bus or Uber/taxi. The space This is an ideal place to stay in Edinburgh. It is about a 20 minutes walk to the start of the tourist attractions so it is not too far away, but also not too close to all the noise and bustle of a city centre. It is located in a nice quite suburb, off the main road so that you can get away and relax in peace and quite if you want too. Your room is a beautiful bedroom with a large wardrobe and a relatively open view from the window facing northwards towards the centre of town. There is a main bathroom just beside the bedroom with shower/bath, toilet and basin. The shower is electric and heats water instantly. You have the run of the flat apart from the second bedroom, so you have full access to lounge, kitchen, hallway, utility room, main bathroom, washing machine, fridge, freezer etc. As this is a traditional flat in a tenement building, it is not as shiny as a new build however it has some lovely features like high ceilings with cornicing and nice traditional wooden finishes. So if you are looking for more home than hotel then this is for you. The entire flat has been refurbished three years ago and is in generally good condition. Guest access You can access all of the flat apart from the other guest bedroom. During your stay I am usually available in person and I also do try to keep good communication via email, text or phone. If there is anything that you are uncomfortable with, then please don't hesitate to contact me. There are cleaning staff who clean the flat after every visit so it should be clean and tidy. Other things to note Airbnb rules: Please respect the neighbours, and do not make significant noise or play loud music after 10pm. No smoking, vaping, candles or incense burners permitted. Please clean your dishes and leave them to dry and place any waste in the bin such as leftover food etc. Please do not use items in cupboards which are personal belongings such as clothes, jewellery etc. Towels provided must not be used for removal of makeup etc No parties, outside visitors or overnight guests without prior approval from your host. Do not engage in illegal activities. If you break or damage something, please let us know and arrange for its replacement or repair. Garbage should be removed regularly to prevent smell and so as not to attract pests. No access to property gardens unless stated in guest access.
