5* Quality Villa with Pool in Superb Location Mandria, Paphos. Offering highest quality with a private pool and gardens, Villa Qualidad means Quality. It is set in Mandria, an unspoilt rural village near the airport of Paphos. It provides serenity and privacy in quality and luxury, is spacious, modern, homely and comfortable, with AC and heating, small gardens, and beautiful back-yard view of open fields. It is within a 10 min walk to the beach and Mandria center. The space Villa Qualidad consists of a large, open-plan living area (with a fire place and modern furniture) and a fully-equipped modern kitchen on the ground floor. A beautiful staircase leads to three charming bedrooms on the second floor (two of them with own balconies), one of which is a double-sized Master bedroom with its own large en suite bathroom. In the fenced back yard outside, a large beautiful Roman-style private pool, a beautiful small garden on the side and front, a barbeque, sun ubrellas and sun beds and an open view of the fields outside create the conducive environment for an unforgettable relaxing and enjoyable holiday. ENTRANCE HALL The front door leads to a spacious entrance hall (with a guest washer and WC on the left) and a large, open-plan living and dining area on the ground floor. The open plan design is stylish with a feel for quality in everything. KITCHEN To the right opens up a large modern fitted Italian-style kitchen with cherry wood and granite worktops, equipped with stainless-steel modern appliances: gas cooker/hob and a grill, microwave, large family-size fridge, washing machine, dishwasher, kettle, toaster, pans, utensils and glassware. LIVING ROOM A spacious homely modern living room opens in front of you overlooking the pool and patio, furnished with modern furniture, LCD TV with internet TV Box with good selection of English/international channels and free broadband. A marble fireplace adds to the cozy and romantic. Double air-conditioning and central heating is included (for moderate use). The living area provides comfortable seating with 2 x 3 seater sofas, an armchair and coffee table, along with the dining table and chairs. POOL, GARDEN & OUTDOORS From the living room, the patio doors open to a spacious paved poolside area with sun loungers, a swinging bench, a pool side shower, a large patio table and 6 garden chairs. On the left side there is a shaded pergola/terrace with table and chairs and a small garden with trees and flowers. The garden is fully fenced and secure. A barbeque enhances the holiday experience. A beautiful large private pool (8m x 4m) with Roman steps (for convenience) varies from 1 to 2 meters in depth. This makes for a beautiful and relaxing environment to spend hours outside sunbathing in the lovely Mediterranean sun. On the left and front sides of the fenced yard opens a small beautiful private garden with trees, roses, flowering shrubs and herbs, adding to the relaxing natural ambiance. Outside the perimeter fenced yard in the back, a gate opens to enjoy the palm trees and other trees, with a refreshing view of the open cultivated fields outside. Pool side/garden lights and exterior lights allow extending the pool-area and outdoors enjoyment in the evening. A pool light is on an automatic timer. Outdoors there is off road private parking for 2 cars, with a door to the kitchen for convenience after shopping. FIRST FLOOR A beautiful marble staircase leads to the first floor corridor providing access to the three bedrooms, the two bathrooms and two balconies (the large balcony providing a beautiful view of the pool and open fields in the back). MASTER BEDROOM WITH ENSUITE BATHROOM AND BALCONY A beautiful double- sized (3.5m x 4m) Master bedroom features a King size bed, two lovely armchairs, a large mounted dress mirror, a beautiful dressing furniture and a big dressing area. The dressing area contains two spacious floor-to-ceiling built-in Italian wardrobes. There are also two bedside cabinets with individual touch-on-and-off lamps and a main light switch above the bed. A fabulous private open-plan large ensuite bathroom contains a large bath tub for a relaxing foam bath, a large wash basin, WC, pedestal wash basin with mirror, a hair dryer, and a big shower cubicle with glass door fully tiled with mosaic to the walls. Double patio doors open onto a private large covered balcony with a table and chairs which overlooks the pool area and open fields outside, providing a romantic view of the Mediterranean sunset in the evenings over a glass of chilled wine. TWO DOUBLE BEDROOMS AND FAMILY BATHROOM Two double bedrooms (3.4m x 4m and 3.2m x 4m) on the right side of the staircase face the front of the villa, one having double patio doors leading to a small balcony and the other having a window to the street. Each bedroom contains a double bed with its bedside cabinet and lamp. Both bedrooms feature large floor-to-ceiling Italian wardrobes. Both have dress mirrors and individual air conditioning units. The two bedrooms have immediate access to a large modern fully tiled family bathroom in the middle of the first floor, which contains a full-sized bathtub with overhead shower, a wash hand basin with vanity unit and mirror, and a WC. BATHROOMS 1 En suite bath, 1 full bath, 1 half bath (washer and WC). SURROUNDING AREA (MANDRIA) The villa is just 7 km (8 min drive) from the Paphos international airport near the beautiful, unspoilt coastline and beaches of the serene, slow-paced rural village of Mandria. The Mandria bay provides stunning unspoilt beaches where you can relax and forget the stress of worldy affairs. The center of the village (a graphic village square) boasts numerous excellent tavernas and restaurants (most with free wifi), shops and convenience stores, a bakery, and a bank. A petrol station and supermarket are within a km. The traditional character of the village along with the hospitality and friendliness of the local people make you feel welcome and at home. Within a short walk can stroll past the rural fields with fragrant crops and fruits to the expansive, calm natural beaches. Following the coast road out of the village you can find other beautiful beaches offering water sports just a short drive away. Paphos water park is just a 10 minute drive away offering a fun outing for the whole family. CITY/DISTRICT OF PAPHOS The nearby city of Paphos is only 14km (15 min drive) and provides a broad range of tavernas and restaurants, fast food outlets, various shops and several big shopping malls catering to all kinds of shopping tastes, as well as numerous hotels, bars, entertainment and nightlife. There is also an abundance of cultural, historical and archeological sites in the area. NEARBY RECREATION SITES AND GOLF COURSES There are beautiful natural beaches nearby (within 1 km), ideal for swimming in the crystal clear waters, sun-bathing for hours or fishing. The area is surrounded by irrigated fertile agricultural land, peaceful fields and paths, ideal for taking long relaxing walks in nature or along the beach, taking bicycling trips or hiking. It is ideal for rural/countryside retreats, watching birds migration etc. There are also waterpark and watersports nearby. There is also a nearby beach club and some nightlife. A beautiful coastal road from outside the village leads to the studding nearby coastal area of Aphrodite's Rock, where in Greek mythology the Goddess of Love rose from the waves! The beautiful port city of Limassol with its sea front walking, excellent shops and restaurants is a half hour drive from Mandria along the nearby motorway. Another nearby road takes you along a beautiful scenic route (with beautiful villages on the way) to the Troodos mountain and forest about an hour away (with skiing opportunities in the winter season). There are several excellent golf courses in the area. Secret Valley, surrounded by natural rock formations and trees, is only a seven minute drive east of the villa. It is a par 74 course of 5,904m in length. Aphrodite Hills (built on two elevated plateau landforms separated by a ravine) is just next door (3 minutes further). This award winning par 71 course has length 6,229m. Tsada (15km north-east of Paphos) is a par 72 course situated 550m above sea level providing beautiful views. Course length is 6,060m. All of these golf courses provide first class facilities and can be enjoyed all-year-round on the warm climate of Cyprus. GENERAL Villa Qualidad is at 31 Ayia Irini Beach Villas in Mandria. Check-in time is after 14.00 and check out is by 12 noon. Full bedding together with bathroom (and poolside) towels are provided. The villa has floor tiling throughout. All bedrooms and the living room area have their own air-conditioning units. All AC units have timers to prevent them being left on (this protects the units from overheating and breaking down). Electricity is included up to normal use. Excessive electricity consumption (e.g., from leaving AC on for too long or with windows open) will be charged and deducted from the deposit. There are moveable electric fans available (ask if you need them). Bedsheets and towels are provided once per week (for longer stays), e.g., for two-week rentals bedding and towels will be changed at the end of the first week. Pool cleaning is twice weekly in the summer season (and weekly in the winter season) to ensure healthy bathing conditions. There is a net on the right side of the pool area across from the pool pump shed should you wish to remove leaves yourself. There is an information booklet in the living room with more information (and local maps). HOUSE GUIDELINES The villa is in a quiet residential area next to agricultural fields. You are expected to respect the property and the neighbours. Although neighbours will understand you are on vacation, please keep noise down and refrain from any noise after 10.30 pm. A deposit of €150 and a photo of your passport will be taken at check-in for security against damage or loss of property as well as from excessive use of electricity resulting from leaving AC/heating on for too long or consuming beyond normal use (e.g., from leaving windows open while AC/heating is in use). Normal use of electricity covered for free is 100 kwh per week. A few of 0.30 Euro per khw will be charged for extra use. A fee of €50 may also be deducted from the deposit if additional housekeeping is required.
