This home is a duplex and has 2 homes attached together. We live on the left side and rent out the right side. The entire property is fenced in for a privacy but since we live there we do not allow parties, get together's, smoking or more than 6 guests. There is plenty of parking on the street. Due to Covid we ask you to wipe down surfaces of the home before checking out and return the home back in a clean condition. Please do NOT rent this home for large gatherings, parties, or get together's! Home is located in Concord, California. It’s located in a residential area and close to a drive-in movie theater, flea market (on the weekends) and nice park. It’s close to hgw 242 and hgw 4. It’s about 5 min from downtown Concord, 10 min from Walnut Creek, 1hr from Napa, 1hr drive from San Francisco airport and 30 min from Oakland airport. Guests will have an access to unit #A only (on the right side). The property has 3 gates... 2 are big automatic gates with a driveway (one is for our RV and one is our driveway - please do NOT block either gate). You will enter through the small gate on the right side. Gate has a smart YALE lock and locks itself after 1 min. You will be provided access codes the morning of your check-in. Press Yale icon to activate the keypad, enter code and press the “check mark icon”. If you put the code in wrong 5x you will get locked out. Keep this gate locked at all times especially at night. To lock it from outside push YALE icon and double check if it’s locked. Walk straight up the stairs to the front door. This entry door also has the same lock but with different access code. Do not ever leave our home unlocked when leaving. Please park anywhere on the street. Due to COVID we only allow maximum of 6 guests and absolutely no parties. We apologize if our house rules seem too much for you. We keep having young kids renting our AirBnB for parties and causing lot of damages. Please introduce yourself and let us know your approximate arrival time and what is bringing you here. Check-in is after 5pm and check-out is at 11am. Please do not ask for an earlier check-in as we have to wash all 3 beds (sheets + bedding), towels & mats. We sanitize/clean in between each guest and the total process takes about 4-6hrs so early arrivals are not possible if the home was booked the night before. Late check-outs are not possible either as cleaning team arrives EXACTLY at 11am. We live on the premises (in unit #B, next to the garage) so we ask all guests to respect our privacy and stay on their side. You have a private backyard so please entertain there. Do not occupy the front yard or start fire in the front fire pit. We have expensive turf around it and do not want any burn holes. You have a gas fire table in the backyard but due to abuse the fire feature has been disabled. If you see us on the property feel free to come and introduce yourselves. Some guests do not follow our house rules and rent this home for parties/gatherings! We do NOT allow any parties or large gatherings. No SMOKING is allowed. Our duct system is connected and we can smell it immediately! Home has outdoor cameras and ALL activity is recorded. If home is returned in terrible shape $250 deep cleaning fee will be charged. 1-2 night guests are only allowed 1 trash bag per stay (our kitchen compactor can fit a lot inside). If you generate more trash take it with you. Children should not be allowed to run inside the home. We are on a raised foundation and noise travels between units easily. Keep your noise down and do not disturb neighbors before 8am and after 10pm. This is a residential neighborhood with drive-in movie theater, Concord airport, Concord flea market (on the weekends only), park, Planet Fitness, Starbucks, gas station, convenience store, auto shop, mini mall and dollar store within walking distance of the home. It’s best to have a car or Uber but you can walk to a mini mart for groceries. 1) This home is a duplex and noise travels between units easily. Please be respectful and keep your noise levels down especially after 11pm. 2) Children should be monitored and not allowed to run inside the home. We have hardwood floors and they can slip and fall. 3) During winter time we put all seat cushions & pillows inside. The furniture is still out but cushions are removed from Oct till April. 4) Do NOT sit on the fire table outside. If you brake it it’s $3500 (has already happen once). 5) Due to Covid please wipe surfaces before you check-out. Put all dirty dishes inside the dishwasher and start it. If it doesn’t start push the start button again. Make sure all dishes are washing. Do not leave any dirty dishes anywhere. This is very important to minimize the spread of Covid-19. 6) Do not wash any bedding. Our comforters are dry clean only. We wash the duvet covers not the comforters. 7) Please put all dirty towels in laundry baskets on the front porch. 8) Turn off ALL lights before leaving the home. 9) Turn off A/C and/or heater when checking out. 10) Renting this home for parties will result in power shut off and you will be asked to leave. We live here and monitor all activities. 11) All outdoor motion is being recorded 24/7 on multiple cameras (3 are monitoring the street, 3 front yard, 1 side yard, 1 backyard). We understand some people may feel overwhelmed by our house rules but most of these requests are normal common sense. We have been renting this home for 4 years and had to replace many broken/damaged items because people are careless (broken sofa because children are jumping on it up & down, holes in the walls, broken granite on the fire pit table outside because people are sitting on it, broken kitchen backsplash, deep scratches in the flooring and furniture, broken dishes, stained bedding & towels, broken chairs, damaged washer/dryer by overloading, cigarette burnt holes, chipped deck and front porch tiles, broken blinds, scratched TV's & pots/pans... etc.). We understand normal wear and tear but sometimes we have guests that abuse the home, throw parties and cause many damages. They don't read description that this is a duplex, and are surprised we live here. They leave 10+ bags of trash behind after 1 night and party till 5am (disturbing all our neighbors). Out of 300+ guests we had more than half causing damages and problems. Therefore our listing description is very detailed and we are hoping to stop those “not so nice renters” who are renting AirBnB's for parties/gatherings. We never had any problems with regular guests who are traveling. We get many great reviews and have repeat guests. We love when our guests enjoy our home. We often share our garden goodies with them ;-)
