Why settle for a windowless basement suite when you can relax in a sunny main-level suite in a traditional farmhouse? Enjoy complete privacy with your own entrance and no shared indoor spaces with your host. Minutes off the beaten path, yet close to civilization, you're only 10 minutes to shopping and restaurants. Explore the charm of Downtown Fredericksburg (FXBG) just 15–20 minutes away. Curtis Lake is 3-4 minutes down the road. Entire property is tobacco, 420, vape & drug-free. The space IMPORTANT: AirBNB insists on stating my home is in "Fredericksburg City", which is not correct. AirBNB will not change that language and I cannot make that change. We are about 15 minutes northwest of the City of Fredericksburg proper. Guests access the Olde Derby Place via a private entrance next to the driveway. The entire suite, except a closet and storage cabinet are for your enjoyment. The living area features comfortable furniture including a love seat with down cushions and a recliner. A second recliner is in the bedroom next to the plush bed with pillowtop mattress. Snuggle in and watch your shows on the 48" TV with nearly 100 DirecTV channels. If you prefer streaming your shows, please bring your personal ROKU or Firestick; there are HDMI ports on the TV for your devices. The kitchenette is perfect for light meal prep such as pre-packaged meals, microwave dinners, or reheating leftovers. Coffee maker is a Keurig so bring your favorite K-cups! Dishes, flatware, glasses etc., are provided. **Please note: there are no appliances or cookware available for full meal preparation or cooking from scratch. The suite is not suitable for infants, toddlers or children under the age of 10. Please book a family-friendly location if you have small children accompanying you for your comfort and their safety. Please, no "day worker" requests to book. INTERNET: Speeds average 70 Mbps. Internet is through Verizon Cellular so speeds may vary. NOTE: If your phone is 5G through Verizon, your speeds will be faster (up to 175 Mbps) if you don't connect to my Wi-Fi. THERMOSTAT: Guests may adjust the temperature to their liking within the limits recommended by my HVAC Master Tech. THE HOUSE: Older farm houses such as The Olde Derby Place do come with quirks and the occasional creaky floorboard. That is part of their charm. You will find a few notes around the suite explaining how things work to afford you the best use of our amenities. As the guest suite is an integral part of the home, you may occasionally hear humans or the cats moving around, although we will do our best not to disturb you. I can't make any promises about the cats because, well, they're cats. CAT ALLERGIES: As there are cats in the main house, with the shared HVAC system I cannot guarantee an allergen-free home. CHECKING OUT: Guests are asked to do a few basic tasks only to deter pests from entering the home. >Please rinse dishes/glasses/silverware off to remove food debris. Do not put away as I will wash them thoroughly. >Wipe up/sweep up any food or liquid spills that might attract ants. >Bag your trash and place it on the porch. >Lock the door and Return the key to the lock box That's it! No stripping beds, no laundry, no vacuuming or mopping or other onerous chores. Guest access Entry to the suite is via a separate, private entrance. Guests must climb 6 stairs to enter the suite. For your convenience, there is one Reserved a parking space directly in front of the stairs to the suite. Please bring only ONE car as you are sharing my driveway with me. Street parking is not an option. The entire apartment, with the exception of the bedroom closet and a locked cabinet are available for guest use. The apartment is self-sufficient with NO shared spaces with your hostess. Guests are asked to restrict any outdoor activities to the front yard area and are not to enter any fenced enclosure or interact with farm animals behind the home. Please note: Some of the farm fencing is electrified. Smoking/Dipping/Vaping/420 is not permitted anywhere on the property. Other things to note 1. No smoking, dipping, 420 or vaping, or illegal drug use >inside or out< anywhere on the property! 2. Please recognize that the trade off for our peaceful setting is driving an extra few minutes to restaurants, shopping and other conveniences. If this will be an inconvenience that will adversely affect your review, please book closer to town. 3. We employ best practices to minimize unwanted pests in the apartment but we cannot guarantee you won't see a bug or other wildlife. No refunds for wildlife or insect encounters. 4. While our home and land are not unkempt, working farms are not perfectly manicured or landscaped like in the movies. We are also on a gravel road. During dry spells, passing cars can kick up dust. 5. One of our hobbies is restoring classic cars which means there are several older cars in various stages of restoration and disassembly in the barn and garage area behind the house. If you're interested, we'll show you what we're working on! If you think old cars are "junk" you should probably book elsewhere. 6. We do not accept children under age 10 as the home is not suitable nor set up for younger children or infants' safety. We do not allow pets, ESAs or Service Animals due to my allergies to dogs; you are sharing my personal home. 7. Guest Allergy Warning: We do have cats in the main house. They do NOT have access to the suite but the main house where the cats reside and guest suite do share a common HVAC system. For allergy sufferers, I cannot guarantee an allergen-free home. 8. As this is my personal home, only people listed on the reservation are permitted on the property. Please do not invite friends or acquaintances into my home. We do require *unredacted* photos of IDs for each person over 16 on the reservation 9. Quiet hours are 9 pm to 9 am. 10. We have one exterior security camera monitoring the driveway and parking area. It is pointed away from the house and motion activated. 11. For stays longer than 7 days, there will be a mandatory mid-stay light cleaning and linen change, with advance notice to you. 12. For light sleepers, you will hear the HVAC fan when the unit is running. AirBNB Terms of Service Section 4.1 states, "Guests are to leave the home in the same condition it was when they arrived." To keep prices down for my guests, I don't charge a cleaning fee. Please be respectful of my property and possessions and clean up after yourselves. If you do leave a mess, you will be charged a minimum of $150.00 for the extra cleaning. Per VA § 8.01-42.2. Any registered guest in a hotel, motel, inn or other place offering to the public transitory lodging or sleeping accommodations for compensation shall be civilly liable to the innkeeper for all property damage to such accommodation or its furnishings which occurs during the period of such person's occupancy when such damage results (i) from the negligence of the guest or of any person for whom he is legally responsible or (ii) from the failure of the guest to comply with reasonable rules and regulations of which he is given actual notice by the innkeeper.
