Utting cozy single room in the basement

We rent a total of 2 rooms with a shared coffee kitchen in our newly built house in Utting am Ammersee. In the garden there is a seating area for the guests. Use the hot tub/sauna by appointment for a fee. Cooking with your own stove is not allowed! Cold dishes can be prepared in the coffee kitchen. 12-minute walk to the lake, shopping 100 m, train station 1 km The space This is a single room with an en-suite bathroom and separate toilet. Large window 2 x 1.60 m and daylight. Together with the 2nd room there is a coffee kitchen for breakfast and cold dishes. Guest access A separate entrance leads to the room, the hallway serves as a coffee kitchen with a fridge, coffee maker and kettle. This allows you to prepare breakfast or make cold dishes/snacks in the room. During your stay I would be happy to give excursion tips. In June, we will start with the outdoor facilities and then we can enjoy the sunset together with a glass of wine/beer in the garden.
