Charming new studio for 2 people, offering all the comforts necessary for a pleasant stay, outdoor area with terrace, garden furniture, and a parking space next to the studio, within the enclosed property. 15 minutes from the city of Carcassonne and 1 hour from Narbonne Plage, Cathar country under the Mediterranean sun. Castles, abbeys, Canal du Midi, vineyards and terroir, lakes, walking trails, Mount Alaric and the ruins of Château Miramont promise you pleasant moments! The space The 20 m² studio is independent, with Wi-Fi and reversible air conditioning. It is composed of an equipped kitchen with a fridge/freezer, including a glass-ceramic hob, oven, and microwave. Available: Senseo coffee machine with coffee and tea pods, kettle, toaster, and paper towel dispenser. raclette set, pots, kitchen and crockery. You have a small kit to embellish a festive or friendly event: small dish and serving plate for aperitivo, wine glass, water and champagne, champagne seal, table insulated for wine. ( Ice cubes available anytime and free of charge upon request ) Vase, carafes, bread basket. A corner with shower, bath towels, shower gel and shampoo available. Sink, disposable soap dispenser and hand towel, hair dryer. a living/sleeping area equipped with a sofa bed and flat screen TV and a mini radio and CD stereo. Linen provided: mattress protector cover, fitted sheet, flat sheets, duvet cover or duvet with cover, light summer blanket; Right in front of the studio, you have a terrace with a table and chairs for breakfast on the terrace or by the pool, lunch and dinner, and with garden furniture for gazing at the stars, with a view of the Alaric mountain and the ruins of the Miramont Castle, the rock, and the cliffs of the Pas de Roland; (photos will guide you on the site of the ruins of the Miramont Castle; at the top, the view from the rock is breathtaking, a very pleasant experience to feel and see, with the possibility of taking authentic photos and selfies... (attention, unsecured and unsafe site). A table and garden benches made of reconstituted stone are available in the garden under the umbrella pine, with two sun loungers. The pool is open from early May to end of September. You can access it as you like, there is no schedule to follow. This is shared at one's discretion. We promote the ease and comfort of the guest tenants. Pool towels are available on the shelf above the fridge. You can move the sunbeds and other garden furniture around the garden and around the pool as you wish. You have the barbecue all year round, even for late grilling! In the relaxation and games area: an additional table with chairs, under a shelter with lighting. (Boxes and firelighters, BBQ utensils available year-round, charcoal available from October to the end of June, for the summer season plan this one). Foosball, elliptical bikes, chess or checkers table. Petanque court with lighting, play balls, cochonnet, meter, half circle and dot board are at your disposal, every day until 10pm. This can be used to safely park vintage vehicles, motorcycles, or other vehicles inside the property, and it is located just behind the studio. It is also possible to park a moving truck with other vehicles. Other indoor parking is possible with room to maneuver. You also have an open bar with table and chair, a small fridge and an additional freezer in addition to that of the studio if needed for long stays. The open bar provides an additional comfortable space for outdoor dining in case of extreme heat or if you are looking for an additional shaded area protected from the weather or away from bicycles, for example. Smokers are asked not to smoke in the studio. Smoking is allowed in all outdoor areas, and ashtrays are available. We remain reachable in case of need. ( welcome possible for the key exchange and remote control on request) The property is accessed through a motorized gate with remote control and a keypad at the gate. The sending of information is automatic with the code of the gate for the retrieval of the key and the remote control 48 hours before the date of your stay for reservations made in advance or at the time of booking for reservations made less than 48 hours from the date of the stay, through the AIRBNB FORM PASATE. if possible, fill in the approximate arrival time at the time of booking, you can then change it as you like. A maneuvering space inside the fully enclosed property with automatic lighting to facilitate overnight arrivals. You will be able to park your vehicle (s): car, truck, motorhome, vehicle with trailer, moving, commercial, collectible car, motorbike, safely inside and directly close to the studio. Connection to charge an electric vehicle is not allowed unless needed and after agreement. The Gite is quiet on a plot of various trees, olive trees, pine, spaces with flowered planter, with a studio and an authentic and captivating setting! Magical, pleasant and super enjoyable in the evening! Our house is located in front of the studio, and we have wooden blackout blinds on our terrace to provide enhanced privacy, ensuring our traveling and vacationing tenants enjoy a comfortable and relaxing stay! 🌴🌞🌴😉 The grounds are fully fenced and very spacious, you can park your vehicle (s): car, truck, motorhome, vehicle with trailer, motorbike, bikes inside the property safely in close proximity to the studio. Enjoy the calm, nature, not far from the city and its many activities. On site you can have your meals at the restaurant of the village Telle Mère Tel Fils, 5 minutes walk from the studio next to the village square.
