This relaxing single-story home, located in a quiet residential neighborhood, features brand-new furnishings throughout, is your home away from home, as well as "Business Travel Ready" according to Airbnb standards. A good night’s sleep is very important, whether you are on vacation or on business. The home is in a quiet established neighborhood with single-family residences and respectful neighbors, unlike some crammed units in questionable areas. This house has nice size front, side, and back yards totaling 7500 sf+, Upgraded high-quality tile and wood floors throughout the house, and a kitchen with granite countertops. The house is furnished with brand new high-quality furniture, including authentic leather sofas in the living room, new full bedroom sets with top-quality MEMORY FOAM MATTRESSES. You can truly relax and enjoy your vacation or contemplate business strategies. Please treat the space and neighbors with respect for the enjoyment of your own group and future guests. We have taken more than two months to get this house ready. All furniture is brand new including authentic fine leather sofas and upgraded bedroom sets with top-quality memory foam mattresses and bedding, to welcome you to comfortable rest every night! Living room and EVERY bedroom has a flat screen TV with Roku, offering access to a wide selection on the internet for your enjoyment. Large flat screen 55" TVs with Roku in living room, and master bedroom. Every bedroom has a flat screen TV. We have a front yard, backyard, and side yard on the spacious 7500 sf lot. Both the backyard and sideyard are furnished with patio furniture for you to sit and relax in as shown in the pictures. Back yard has a canopy cover to block the summer sun. The grounds (front, back, and side yards) are mostly bare. Children and dogs love to run around in the side and back yards that are secured with fences and locked gates. ADDITIONAL QUEEN MATTRESS AT A SMALL FEE: If an additional bed is needed, instead of Airbnb's typical air mattress or futon, our experience is a high quality tri-fold memory foam mattress is much more comfortable. At a small fee, we will add this queen mattress before check-in, 15/night up to 7 nights, and no more charge after 7 nights. For example, a 2-night stay, the fee is 30; a 7-night stay, the fee is 105; a 11-night stay, the fee is 105; a 60-night stay, the fee is 105. Two nights minimum. ANIMAL POLICY (Short term 40/night, long term 5/night): We accommodate animal(s) but must ensure a sparkling clean experience for all guests with or without animals. Pre-approval of animal stay is required. The fee for animal stay is 40/night/animal if the stay is less than 31 days. If the stay is 31 days or more, it is 5/night/animal. The animal(s) must be housebroken and never be left in the house alone without being properly crated. An unapproved stay of animal(s) will result in the same charge as an unregistered guest, please refer to the paragraph, "NUMBER OF GUESTS (INCLUDING ANIMALS) MUST BE ACCURATE." 1. Guest must attest that the animal is NOT attack-trained and has never injured anyone or threatened to injure anyone. 2. Animal(s) must be housebroken, to be considered and pre-approved. The fee for each animal is 40 per night. If the booking is 31 days or more, the fee for each animal is 5/night. Airbnb only has the mechanism for the entire trip therefore a separate request for money will be sent for the difference. Please describe your animal's type/weight/age and receive approval prior to booking. Animal(s) must be pre-approved and fee paid before arrival. 3. Once approved, the host will send you a request for money through Airbnb. An unpaid animal fee can result in the cancellation of the reservation without a refund. 4. Please make sure to leave no animal hair or defecation after checking out, additional cleaning fee requested by the cleaning company due to excessive mess will be guest's responsibility. 5. Guest is responsible for any damage caused to linen, mattresses, furniture, or any part of the house by their animal(s). 6. Guest is responsible for any injury to any person or to any other animal caused by their own animal(s). 7. Animal(s) cannot be left alone in the house without being properly crated. 8. Please refer to the paragraph "NUMBER OF GUESTS (INCLUDING ANIMALS) MUST BE ACCURATE" below for charge for the unreported stay of animal(s). CHILDREN/INFANT POLICY: Children and infants are welcome; however, this house is NOT child-proofed. Guests are solely responsible for the safety and proper behaviors of their children/infants. Guests are responsible for all damages caused by their children/infants. All children and infants are counted toward the total number of guests. Unauthorized children/infants will incur the same charge as unauthorized guests, please refer to the paragraph, "NUMBER OF GUESTS MUST BE ACCURATE". REMOTE CONTROL POLICY: There are a total of 4 TV remote controls. There will be a fee of $75 for each lost remote control. GARAGE PARKING POLICY (20/day): There is plenty of FREE driveway and street parking. Garage parking is 20/day. Please inquire if you need garage parking so we will make prior arrangements before your arrival. The garage is locked unless such an arrangement is made. ***Disclosure***: There is a security camera installed inside the garage. No garage entry is permitted unless a guest requests use, agrees to the security camera, receives approval, and pays before use. Use without the host's approval is trespassing with a 200/day penalty and is subject to prosecution. (The general term "SMOKING" includes cigar/cigarette smoking and vaping) SMOKING POLICY: OUTSIDE OKAY. STRICTLY PROHIBITED INSIDE Smoking inside the house is strictly prohibited and $1000 fine will be charged for this violation. Smoking outside of the house is allowed, and cigarette or cigar butts must be extinguished fully and discarded into trashcans. Littering any type of cigar or cigarette butts in the house or yards will be fined $1000. MARIJUANA OR ANY DRUG USE: STRICTLY PROHIBITED Do NOT book this house if you intend to use any type of drug or smoke marijuana. We do NOT allow such behavior in our house or yards. Evidence of such behavior results in a $1000 fine. NO PARTY ALLOWED IN THIS HOUSE: No parties or gathering is allowed in this house per City's rules. Please observe quiet hours 9 pm - 7 am. If guests cause disturbance to the peace of the neighborhood, and City and/or police get involved, guests are fully responsible for all monetary penalties from any citation and will be escorted out of the property without refund for any unused time, and pay $1000 penalty and any assessed damages. SECURITY CAMERAS: Per the City of Henderson regulations, this house has outside security cameras at the front and back door porch. DO NOT TAMPER WITH THE SECURITY CAMERAS. Any device disabling incident, intentional or accidental, is charged at 200/incident to the guest if the device is promptly restored. If the device is not restored after the host's notification, the host reserves the right to enter in person, send representatives, or contact law enforcement to enter the unit and restore the security cameras which results in a $1000 charge to the guests and possibly escorting guests out of the premises immediately without refund for unused time. NOISE DETECTION DEVICES: Per City of Henderson regulations, this house has a noise detection device. Any guest's excessive noise caused damage or City intervention will be the guest's sole responsibility and expense. Any device disabling incident, intentional or accidental, is charged at 200/incident to the guest if the device is promptly restored. If the device is not restored after the host's notification, the host reserves the right to enter in person, send representatives, or contact law enforcement to enter the unit and restore the noise detection devices which results in a $1000 charge to the guests and possibly escorting guests out of the premises immediately without refund for unused time. EARLY CHECK-IN POLICY: ($25/hr) The check-in time is 4 pm. The cleaning/repair/maintenance crews need sufficient time to properly clean/repair/maintain the house during this window. If we are able to accommodate an early check-in request, including the times an early check-in time is specified during booking by the guest, then the fee is $25/hr for each hour before check-in time, to be paid in full before checking in. We apologize for the times that we are not able to accommodate an early check-in request. DELAYED CHECK-IN COMPENSATION: ($25/hr) If due to unforeseen reasons including but not limited to house cleaning, repair, or maintenance, the check-in time is delayed later than 4 pm or the guest's specified check-in time, whichever happens later, we will compensate the incoming guests $25/hr for each delayed hour, and pay the guest in full upon completion of the trip with no damage/extra cleaning time/violation of house rules. If there is damage/additional cleaning time required/violation of house rules, resulting in guest expense, then the credit of $25/hr of delayed check-in will be applied toward the final expense. CHECK-OUT POLICY: 1. Check-out time is 11 am. The cleaning crew waits outside the house if they arrive before 11 am. Once it's 11 am, the cleaning crew knocks on the door and enters to start cleaning. 2. Please leave used towels in the laundry baskets provided. Clean all used dishes, plates, etc. in the dishwasher and return them to the cupboard. If they have hard-to-clean areas please leave them in the sink so the cleaning crew can focus on ridding the stain. Please collect all trash and throw them into outside trash bins (blue top for recyclables and blacktop for trash) 3. Make sure to close all the doors when leaving. LATE CHECK-OUT POLICY: ($50/2 hrs if approved; $100/30 minutes if unapproved) 1. Approved late check-out fee of $50 for up to 2 hours: Please make your late check-out request as early as possible. If we are able to change the schedule of the pre-planned tasks (cleaning, maintenance, repairing, installation, etc.) then guests have up to 2 hours to check out late up to 1 pm. A link will be sent through Airbnb to guests for payment no later than the regular check-out time for the extension. After the host's agreement to a late check-out request, an unpaid late check-out request remains unapproved until it's paid. In other words, if the host agrees to a late check-out, but the guest does not pay the fee, then the guest's staying beyond the regular check-out time falls into the category of un-approved late check-out and results in a 100 per 30-minute fee, see 2. below. *We apologize for the times that we are not able to accommodate a late checkout request. *The latest check-out time is 1 pm for an approved late check-out because the cleaning crew must have sufficient time to complete cleaning by the next check-in time. 2. Unapproved late check-out fee of $100 for every 30 minutes: Late fee starts accruing at 11 am for a regular check-out, or at 1 pm for an approved and paid late check-out. Once the cleaning crew has arrived, if any guest has not vacated the property, a $100 late fee for every 30 minutes starts accruing until the guests vacate the property completely. Less than 30 minutes will be rounded to 30 minutes. *****Communication is key. Please make sure to communicate with us so we can do everything to work this out.***** CANCELLATION POLICY: Any cancellation must be done through the Airbnb platform and will be processed by Airbnb under the booking cancellation policy without exception. ALTERATION REQUEST POLICY: We keep our end of the agreement once a stay is booked. Unlike booking a room out of many in a hotel/motel, an Airbnb house is either booked or not. At our discretion: 1. If guests wish to extend the days of the stay, as long as the desired days have not been booked, we will promptly approve the change request and update the calendar. 2. The shortening of the stay creates an entirely different scenario. Please understand the booked days are blocked from the calendar so other potential guests have not been able to book and have booked elsewhere. For example, a guest decides to arrive a day late and requests the change to start the stay a day late creating an "orphaned" day that's unlikely to be sold especially if the date is near. If the days had been blocked from the calendar for a long time and have lost all opportunities to be booked then the request to change will not be approved. If the reason is to keep the record of staying date(s) accurate, we will approve the change after our request for money is paid to compensate for the days of rent, as once the change of request is approved, the rent would be automatically deducted from the host. In other words, the request to shorten the stay that ends in orphaned days will be disapproved, unless the reduced days are compensated before the change is approved. DELIVERY OF MAIL/GOODS POLICY: Due to liability issues and concerns, short-term guests (30 days or less) are NOT permitted to use the address for mail or deliveries; a violation results in a $200 charge. Long-term guests (31 days+) can request permission to receive mail and deliveries; an arrangement will be made for you to receive the mailbox key after paying a $75 deposit. The host charges $100 for the guest to retrieve a delivery/package after the stay if the host is able to manage the time and other resources to meet; if the host is not available to make such an arrangement, the item will be RETURNED to the sender. For example, the guests from a short-term stay of 6 days asked to retrieve a package delivered the day after checking out. The host might not be available and therefore will RETURN the item to the sender at the host's convenience. If the host can make arrangements to meet the guests for the pickup, the guests will pay the $200 charge for violation of policy and a $100 fee for a total of $300 to retrieve the package.*****Communication is key. Please do not violate the policy and communicate fully with us***** In rare occasions, the owner or their representative(s), including people doing maintenance, cleaning, inspection, or repair, need to access the property with a minimum of 2 hours advance notice to the guest. The exception to the advance notice is when there is an emergency, such as flood or fire, which requires immediate attention. ----------------------------------------------------------------------------------- THE NUMBER OF GUESTS (INCLUDING ANIMALS) MUST BE ACCURATE ------------------------------------------------------------------------------------ This house rule is strictly enforced for insurance and liability. ONLY the registered number of guests, and animal(s), are permitted to enter this house. $100 per unauthorized person (or animal)*, per night, every night, on the reservation, will be charged, regardless the unauthorized person(s) or animal(s) stayed one or more nights. (If your group has more people than the specified capacity for this house, let us know before booking, and we will work with you.) *An unauthorized person (or animal) is a person (or animal) who is not registered and is in the house between 9 pm and 7 am for any length of time.* - By making this reservation, the booking guest expressly agrees to the above house rule and agrees to pay $100 per unauthorized person (or animal) per night for every night on the reservation regardless if the person (or animal) stayed one night or the entire reservation. - If between the booking, and the arrival, of the stay, there is a change of guest/animal number, please inform us. We need to keep an accurate account of the number. We will not charge any extra fee if the number of guests is no more than the cut-off after the increase. If it's beyond the cut-off, there is an extra guest fee of 25/person (or 40/animal)/night. Only if there is an unauthorized guest (or animal), the nightly $100/person (or animal) applies. If the reauthorization situation arises, every night of the reservation will be charged regardless those unauthorized subjects stayed one night or every night on the reservation. Therefore, please communicate with us beforehand so we can work things out with you. - Please remember *****communication is key*****. This is a privately owned property. The owners are not responsible for any accidents, injuries, or illnesses that occur while guests are on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guests. By making this reservation, guests expressly assume the risk of any harm arising from their use of the premises or others whom they invite to use the premises. Another close by shopping center in Green Valley Plaza at Sunset and Green Valley Parkway, only 0.8 mile away, with Trader Joe's, Mothership Coffee, Dollar Store, Subway, and many other great shops. • A tri-fold queen-size top-quality memory foam mattress, plus bedding including pillows and sheets, can be added at a small fee per night up to 7 nights, and the nights after the 7th night are free.
