Cosy and Compact Garden Studio

Compact, clean, quiet studio apartment set in rear garden of family block. Separate access adjacent to house via locked gate. Includes kitchenette, ensuite, TV, bar fridge, microwave, electric hotplate, kettle, toaster. The space An intimate space, perfect for one, for those who want their own kitchenette & bathroom. Generally quiet & peaceful, set in a leafy garden. Designed for the traveller who packs light and is happy eating simple meals. The space is suited for one roller bag only. If you're in Sydney sightseeing, attending a course or on business and just want your own space to sleep and eat you will find the studio meets your needs. For those guests looking for somewhere to spend their days or work from home, the studio won’t be appropriate. Please note the studio is situated in our garden. Please don’t expect a pristine hotel room like environment. There may be the odd insect that makes it’s way inside. There are cockroach baits placed in the cupboard under the sink and pest spray provided. Bugs are just the reality of living in a garden in Australia. Please have a look at the photo showing the location of the studio in relation to our home and backyard and the dimentions of the room 2.7 x 2.6m. Please note the studio has extended access to our home wifi. The signal isn’t particularly strong and won’t suit those who need to work from home or need speed/bandwidth. The studio has good Optus phone service. We do have an Optus mobile wifi that we can charge up for you if required. We will load $30 onto the device and you are responsible for any data you’d like after that runs out. There is poor Telstra service in the vicinity of the studio. The entrance to the studio includes 3 steps in total and a stepping stone area. This might make it difficult for you if you’re fairly elderly or immobile or if you have a heavy roller bag. You will often need to carry your roller bag over the stepping stone area so please keep this in mind in deciding whether the studio is suitable for your needs. Guest access The studio with kitchenette and ensuite plus mini courtyard with outdoor chairs are for the exclusive use of the guest. The adjacent home and backyard is for our family use only. Please use the paving stones walkway behind the screen to enter the studio. Please note there is no laundry on-site but there is laundromat around the corner where you can do laundry. Occasionally we may agree to use of our home washing machine and there is a private clothesline in front of the studio for your use. Other things to note We are not far from the Inner West flight path so sadly there is some plane noise at times. Some people will notice it, others not. Thankfully the airport curfew means flights don't start until 6am and finish at midnight. There will be times of lawn mowing and backyard tidying where we will be adjacent to or in the studio courtyard in order to maintain it. For bookings longer than a fortnight, a regularly fortnightly clean is essential and charged at the check out cleaning rate.
